            Corona Highlands

Two hundred and thirty-nine addresses on the canyon side of Corona del Mar, laid out on one 1949 map.

            Overview

            About Corona Highlands

Corona Highlands covers 38.3 acres between Morning Canyon and the Buck Gully rim and holds 239 addresses on 224 parcels, with 22 of those addresses carrying a unit designator. Its 11 streets mix canyon names with Spanish ones: Seaward Road and Morning Canyon Road carry the most doors, followed by Serra Drive, De Sola Terrace, Mendoza Terrace, Cabrillo Terrace, De Anza Drive, Isabella Terrace, Columbus Circle, Rivera Terrace and Cortes Circle.

The zoning is mixed in a way most of the district is not. The city gives 29.2 acres single unit zoning, 7.5 acres two unit zoning and a further 1.5 acres multi-unit, and it designates 9 of the 38.3 acres for short term lodging. The 299.84 acre Upper Buck Gully open space adjoins the boundary directly, and the 2025 state fire map rates 19.7 acres Very High and 14.1 acres High. Harbor View Elementary serves the boundary and enrolled 344 students on the 2024-25 federal count. For the city's own administration the city places it in evacuation zone 45, park service area 10, census tract 627.02.

            History

            How Corona Highlands was built

Corona Highlands is the shelf between Morning Canyon and Buck Gully. The layout was drawn in 1949 and it still governs almost the whole neighborhood. Shore Cliffs began on the other side of Shorecliff Road at the start of the 1950s, and the two grew in parallel, one on each side of the road, boxed in by canyons on both flanks and the ocean bluff ahead. Before that it was Irvine Ranch, grazing ground on the old Rancho San Joaquin.

The houses came through the 1950s and they came quickly. The county carries assessed construction years on 190 homes here: 142 of them fall in the 1950s and 42 in 1951 alone, with another 25 in the 1960s and 13 in the 1970s as the canyon edges filled in behind the first wave. The result is a neighborhood with a single decade at its core and sixty years of infill along its rim.

            FAQs

            Common questions about Corona Highlands

What can be built on a Corona Highlands lot?

It depends on the parcel. The city zones 29.2 acres for a single unit, 7.5 acres for two units and 1.5 acres for multi-unit housing inside the 38.3 acre boundary.

Can a home here be rented short term?

The city designates 9 of the 38.3 acres for short term lodging and 29.2 acres as not designated, so the answer turns on the address. The city permit register is the authority. The register draws the association as five lot polygons covering 38.3 acres. Closing the street rights of way between them gives a footprint of 46.2 acres, which is the shape drawn on the district map.

When was Corona Highlands laid out?

Tract 1237 was recorded on March 31, 1949, surveyed by J. R. Lester Boyle, and it covers 96.4 percent of the boundary.

What is the fire hazard rating?

The 2025 state map rates 19.7 of the 38.3 acres Very High, 14.1 acres High and 4.5 acres Moderate. The boundary runs along the Buck Gully rim.

Is it inside the Coastal Zone?

Yes, entirely. All 38.3 acres sit inside it. The city bikeway layer runs 0.01 miles inside the footprint, on Coast Hwy E.
