Overview
About Parasol Park
The City of Irvine publishes Parasol Park as a village polygon of its own. The shape covers about 116 acres, carries zip 92618 across all of it, sits in Irvine City Council District 2 across all of it, and lies almost entirely inside the City's Orange County Great Park village polygon, of which it is 2.44 percent. It meets Beacon Park along about 723 meters of shared boundary to the southwest. The City's address layer counts 1,141 residential address points inside the line on 13 named streets, led by Hamal with 467, Carmine with 146 and Magnet with 131, and five of those street names sit entirely inside this community and nowhere else in Irvine, among them Stellar.
Every owner here belongs to the Great Park Neighborhoods Community Association, managed by FirstService Residential from an office at 120 Newington, and four sub-associations sit entirely inside this boundary holding 287 of the community's addresses between them: Sterling with 96, Celadon with 79, Lanterns with 58 and Amethyst with 54. The association park called Parasol Park sits inside the line and carries an elevated deck, an outdoor kitchen, a greenhouse, a playground, basketball and volleyball courts, a Hammock Garden and a Garden and Orchard. There is no association pool in this community; the nearest of the association's eight pool facilities is Beacon Pool, and Parasol Park residents also draw on the ten spaces the association makes reservable for a nominal fee. Irvine Unified serves the community through Portola High, whose assignment area covers northeastern Irvine east of Sand Canyon Avenue and names the Great Park neighborhoods, and no school campus stands inside the boundary itself.

How Parasol Park was built
El Toro grew to 4,682 acres with four runways able to take the largest aircraft in the American inventory. Every president after the Second World War landed there aboard Air Force One, and during Vietnam a great many Marines shipped out and came home through it. The base was listed for closure in 1993 and shut on 2 July 1999, and the argument over what should replace it, an international airport or housing or a park, ran through Orange County politics for years until voters approved Measure W in 2002 and settled it as a central park, nature preserve and mixed-use development. In February 2005 Heritage Fields LLC won the auction for the 3,724-acre site with a bid of $650 million, with 1,375 acres set aside for the Orange County Great Park. The Great Park Balloon went up on 14 July 2007 and still lifts riders to 500 feet.
Parasol Park is one of the neighborhoods laid out on that ground after the park was settled. FivePoint began selling homesites in the Great Park Neighborhoods in 2013 and has sold more than eight thousand of them since, to a rotating set of national builders rather than to one company, and Parasol Park was among the neighborhoods that followed the first phase. The homes here were built in the second half of the 2010s, which means the housing stock sits in one narrow band of years and the differences between streets are differences of builder and product rather than of era.

Schools serving Parasol Park
Portola High School serves Parasol Park under an Irvine Unified assignment area covering northeastern Irvine east of Sand Canyon Avenue, which names the Great Park neighborhoods on the district map effective 2026-27. Parasol Park is one of the eight Great Park neighborhoods on the association's own membership statement, and the City places this whole community inside Planning Area 51, which is how that assignment reaches these streets. No school stands inside the boundary itself. The City's school point layer places no campus in the polygon, and the nearest is Beacon Park School, a K-8 campus at 200 Cultivate whose closest building point sits about 391 meters outside the line, with Cadence Park School at 750 Benchmark next at about 917 meters. The residential attendance boundary for the K-8 years is not published, so confirm a specific address with Irvine Unified before treating either campus as assigned to it.

FAQs
Common questions about Parasol Park
Where exactly is Parasol Park, and who draws the line?
The City of Irvine does. Parasol Park is OBJECTID 52 in the City's village layer, published under that exact name. It covers about 116 acres inside the City's Orange County Great Park village polygon, carries zip 92618 across 100 percent of its area and Irvine City Council District 2 across 100 percent of it, and holds 1,141 residential address points on 13 named streets including Hamal, Carmine, Magnet, Stellar, Terrapin, Interval, Catalyst, Beacon, Menkar, Cadence, Bosque, Harringay and Synergy. Five of those street names appear nowhere else in the city's address record, so an address on Catalyst, Interval, Magnet, Menkar or Stellar can be tested against the boundary and settled.
Why does this page show no median price for Parasol Park?
Because no defensible one exists for this community on its own. CRMLS publishes no market area named Parasol Park, so every listing here reports under GP - Great Park, which covers the whole village. The City's address record puts 7,382 residential address points in that village against 1,141 inside this boundary, so a Great Park figure summarizes a pool about six and a half times this size across eight association neighborhoods built in different years. There is a second reason specific to this community: 335 of the 1,141 address points inside the line are recorded by the City as apartments or an institutional tract, so even a figure computed here would be averaging across products that do not trade the same way. Borrowing a village median and printing it under this community's name would be a made-up number wearing a real one's clothes. A specific home here is priced from comparable sales pulled by address instead.
What is inside the boundary besides for-sale homes?
More than the name suggests, and the City's own record is what shows it. Of the 1,141 residential address points inside the line, 287 sit in a sub-association and 519 sit in the master association's mapped area. The remaining 335 fall outside every association polygon the City publishes for Great Park, and every one of them carries an apartment or institutional remark in the City's record: 158 marked senior affordable on Hamal, 87 at a building the City names Magnet Senior Apartments Bldg A, 68 at Bldg B, and 22 on Magnet recorded against a Salvation Army tract. That is also why 313 of the address points carry a unit number, every one of them on Hamal. None of this says anything about the value of a specific home. It matters because a search that returns everything inside this boundary is returning several different things, and knowing that before writing an offer is better than discovering it after.
Which schools serve Parasol Park?
Portola High School, whose Irvine Unified assignment area covers northeastern Irvine east of Sand Canyon Avenue and names the Great Park neighborhoods on the map effective 2026-27. Parasol Park is one of the eight Great Park neighborhoods on the association's own membership statement, which is how that assignment reaches these streets. Portola enrolls 2,693 students at 1001 Cadence, reports a 94.6 percent graduation rate and offers 98 AP courses. No campus stands inside the boundary. Beacon Park School, an Irvine Unified K-8 campus at 200 Cultivate enrolling 1,065 students and reporting 79 percent English and 72 percent math met or exceeded on CAASPP 2024-25, is the nearest, about 391 meters outside the line, and Cadence Park School at 750 Benchmark is next at about 917 meters. Attendance for the K-8 years is set by address rather than by which campus is closest, so check a specific address with the district.
Have you sold in Parasol Park?
Yes. 140 Stellar at $1,300,000 on 2,260 square feet, where we represented the seller. It is placed inside this community by testing its address against the City of Irvine's own address record rather than by zip code, which matters here because zip 92618 covers the whole Great Park village and several communities beyond it. The city holds exactly one 140 Stellar and every one of Irvine's 97 Stellar address points falls inside this boundary, so the placement is not a judgment call. A second Stellar sale sits inside the boundary as well, and the record names another agent on it.
