About Stonegate
Stonegate is a 450-acre village in northeastern Irvine. The City draws it as the block held between Jeffrey Road on the west, Portola Parkway on the north, Sand Canyon Avenue on the east and Irvine Boulevard on the south, and 92620 covers every acre of it. The Stonegate Village Community Assn. governs a footprint lying entirely inside that block and covering about four fifths of it, administered by Keystone Pacific Property Management from 240 Commerce. Three neighborhood associations sit inside the master at Santa Maria, Santa Clara and Cambria, so an address in one of those tracts answers to a second set of governing documents on top of the master, and they are not run by the same company: Santa Maria by Keystone Pacific, Santa Clara by Seabreeze Management Company and Cambria by Professional Cmty. Mgmt. The disclosure package for one street is not interchangeable with the package for the next.
Seven parks carry their names on City parcels inside the boundary, and only one of them is public. Stonegate Park at 280 Honors is six acres that the City records with two tennis courts, two basketball courts, a volleyball facility, a soccer field, a baseball field, two children's play areas, restrooms, four drinking fountains and a picnic area holding six tables and two barbecues. Swallows, Egret, Mockingbird, Goldfinch, Meadowlark and Hummingbird are association parks for residents, and the City's parcel record carries their names and acreage without describing what stands inside them. The Jeffrey Open Space Trail corridor runs along the western edge on two City parcels totaling 19.5 acres, part of a trail the City opened at 3.5 miles in 2015 and completed on 11 August 2026 with a bicycle and pedestrian bridge over Interstate 5. Two Irvine Company rental communities also sit inside the boundary, Palmeras at 100 Virtuoso with 528 units and Mirasol at 100 Mirasol with 329, which is 857 apartments inside a village the City records at about 1,800 parcels. Stonegate Elementary at 100 Honors is the only school campus inside the line, and the village feeds it into Sierra Vista Middle and then Northwood High.

How Stonegate was built
The village opened in 2011 and the planning idea is visible from the middle of it: the elementary school was placed at the geographical center, and the housing, the parks and the paths were organized around it rather than around a commercial center or a lake. The village covers about 298 acres with nine parks and eight pools, a recreation center with basketball, tennis, sand volleyball and picnic ground, and a single master association over the whole thing. The Jeffrey Open Space Trail runs along its edge.
The neighborhood names are a scheme rather than a set of inventions. They are California places: Santa Clara, Santa Maria, Cambria, Auburn, Palo Alto. Most of the village was built by one builder working neighborhood by neighborhood through the 2010s, which is why the housing stock here sits in one narrow band of years rather than spread across eras.

Stonegate sits in its own elementary attendance area on the Irvine Unified map effective 2026-27, served by Stonegate Elementary at 100 Honors, the only school campus inside the village boundary. The same block falls inside the Sierra Vista Middle School area on the district's middle school map and inside the Northwood High School area on its high school map. Sierra Vista's own record lists Stonegate among its six feeder elementary schools. The district adjusts boundaries periodically and asks families to confirm the assignment for a specific address before relying on it.

The median was $1,995,000 across 16 closed sales between 16 January and 20 July 2026, at a median $883 a square foot on a median closed size of 2,097 square feet. Closings ran from $800,000 to $3,400,000. That top sale is 53 Thrasher, and the City's address record places it outside the village boundary, so the median across the 15 closings the City does place inside Stonegate is $1,700,000 with a ceiling of $2,915,000. Seven of the 16 closed between $2 million and $3 million and six closed under $1.5 million, which means the two ends of this village trade in genuinely different markets and a single median is a poor guide to either.
How fast do homes sell here, and do they sell at asking?
Half of the 16 closings were in escrow within 42 days, and the range ran from 8 days to 130. The median closing came in at 95.8 percent of the original asking price. Together those figures describe a market with room in it. Which schools serve Stonegate?
Stonegate Elementary, a K-6 Irvine Unified campus at 100 Honors with 1,037 students, 82 percent meeting or exceeding standard in English and 80 percent in math, on a 32:1 student-teacher ratio. From there the village feeds Sierra Vista Middle School, with 1,282 students at 81 percent in English and 79 percent in math, and then Northwood High School, with 2,244 students, a 96.9 percent graduation rate and 62 AP courses offered. The U.S. Department of Education's cumulative National Blue Ribbon list names Stonegate Elementary of Irvine in 2013 and 2019. All three assignments come from the district's own attendance maps effective 2026-27, and the district asks that a specific address be confirmed with it before the assignment is relied on.
Is Stonegate mostly single family homes?
The closings split almost evenly. Of the 16 homes that closed between January and July of 2026, eight were single family, seven were condominiums and one was a townhome. That is the sample that traded rather than a count of the village, and a buyer set on detached housing is working from eight sales across seven months, which is thin enough that waiting for the right one can mean waiting a season.
