            A 416-acre village in northern Irvine that the City draws as its own boundary, built out in six years by more than a dozen builders on sixty-seven tracts.

            About Northwood Pointe

            The City of Irvine publishes Northwood Pointe as a village boundary of its own, under the spelling Northwood Point. Measured off that polygon the community covers 416 acres, which is 0.65 of a square mile, and the City's address record counts 1,931 residential address points on 88 named streets inside it, with Culver Drive along the western edge, Portola Parkway wrapping the north and east and Yale Avenue running through the eastern side. The City's own parcels inside the same line sum to 417.25 acres, so its two records agree to within a third of a percent. The edge is a published City shape, so a specific address is either inside it or it is not.

            Every owner belongs to the Northwood Pointe Maintenance Association, which the City records as master association 5.1, managed by Keystone Pacific Property Management from 240 Commerce. Underneath it the City draws twelve sub-associations, and every one of the 1,931 residential addresses falls into exactly one of them: Trailwood with 544 addresses, Lanes End with 215, Collage with 211, Northwood Villa with 204, Canyon View with 194, Arden Square with 117, Somerton with 105, Georgetown with 89, Arbor Crest with 78, Lexington with 72, Rosegate with 54 and Arbor Crest II with 48. Five different management companies run those twelve, so the name on the statement changes from street to street. Canyon View Elementary stands inside the boundary at 12025 Yale Court on about ten acres of school parcel, with Northwood Montessori School and a church beside it on the same street; Meadowood Park and Citrus Glen Park are the two public parks, 14.17 acres across five parcels, alongside eight private park parcels of 4.80 acres and 21.55 acres the City sets aside for trails. Canyon View feeds Sierra Vista Middle, which feeds Northwood High.

            History

            How Northwood Pointe was built

            The houses went up between 1995 and 2001, about 1,930 of them, put up by at least seven production builders including Taylor Woodrow, Standard Pacific, D.R. Horton, Brookfield and Richmond American, each taking a neighborhood and each leaving its own association behind it. Because the whole village was built after 1994 it was framed to the building code adopted in the wake of the Northridge earthquake, so the bones here are a generation newer than the bones a few blocks south in Northwood, which is not something you can see from the street but is one of the real differences between the two.

            The schools arrived while the framing was still going on. Canyon View Elementary opened on 1 September 1998 on Yale Court, inside the village, with houses still being finished around it. The following year Northwood High School opened just past the northern edge on Portola Parkway, on a site the Irvine Company's 1960 master plan had set aside for a high school from the very beginning, and at that point it was still ringed by working avocado groves rather than by houses. Along the southern edge the Hicks Canyon Trail follows the old wash, and the eucalyptus windrows there are the same century-old shelter belts that give Northwood its character, planted to break the Santa Ana winds across open farm ground long before anyone drew a village here.

            Canyon View Elementary stands inside this community's boundary, and it is the strongest school link Northwood Pointe has. The City places the campus at 12025 Yale Court on two school parcels totaling about ten acres inside the polygon, and the school's own record gives its assignment area as Northwood Pointe and Orchard Hills, naming this community directly rather than describing a region that happens to include it. Canyon View records Sierra Vista Middle as its feeder middle school and Northwood High as its feeder high school, and both of those campuses record the same relationship from their own side. Northwood High's assignment area covers northern Irvine north of Trabuco Road between Culver Drive and Sand Canyon Avenue, and the City's street centerlines put Culver Drive along this boundary's western edge. The high school campus itself sits about 69 feet outside the line at 4515 Portola Parkway, which is proximity rather than assignment. Irvine Unified adjusts boundaries periodically, so confirm a specific address with the district before treating any of this as settled for that address.

            Why is there no median price for Northwood Pointe?

            Because no defensible one exists for this community on its own. Northwood Pointe has no MLS area, so every home here files under the CRMLS code NW - Northwood, and any figure published under that code describes the wider Northwood area rather than this village. That code holds 199 listings and 104 closings, of which 32 listings and 15 closings sit inside this boundary. The other 89 closings are mostly a different generation of housing: 79 of them were built between 1970 and 1986, while everything that closed inside Northwood Pointe was built between 1996 and 2001. A median drawn from that code would describe homes roughly twenty years older than the ones standing here. The two are easy to conflate for a reason: the City's zoning chapter for this planning area required it to be “compatible with the character of existing Northwood,” down to brick, stucco and wood detailing and roof tile in the medium to dark range to simulate wood shakes. A specific home in Northwood Pointe is priced from comparable sales pulled by address.

            Which schools serve Northwood Pointe?

            Canyon View Elementary, an Irvine Unified K to 6 campus, stands inside the boundary at 12025 Yale Court, and its assignment area is recorded as Northwood Pointe and Orchard Hills. It enrolls 764 students and reports 78 percent meeting or exceeding standard in both English and math on CAASPP 2024-25, at a 29 to 1 student to teacher ratio, and the campus hosts Irvine Unified's Extensive Support Needs Autism program. Canyon View names Sierra Vista Middle as its feeder middle school, which enrolls 1,282 students in grades 7 and 8 at 81 percent English and 79 percent math. Both feed Northwood High School at 4515 Portola Parkway, which enrolls 2,244 students, reports a 96.9 percent graduation rate and offers 62 AP courses, and whose assignment area covers northern Irvine north of Trabuco Road between Culver Drive and Sand Canyon Avenue. Attendance is set by address rather than by which campus is closest, so check a specific address with the district before relying on it.

            Is Northwood Pointe a gated community?

            Parts of it are, and the City's records will not say which by name. The City's gated community entrance layer places 11 entrance points inside this boundary, and the field that would name the community they belong to is blank on every one. Ten of the 11 fall inside a sub-association polygon, with two each in Canyon View and Trailwood and one each in Northwood Villa, Rosegate, Arbor Crest, Georgetown, Lexington and Somerton. The street record points the same way: the City classifies 330 parcels here as private street, covering 76.85 acres, against 48 public street parcels covering 43.37 acres, so most of the internal street network is privately held. None of that makes the village as a whole gated. Whether a particular home sits behind a gate is a question about that home's sub-association.

            What parks and recreation are inside the boundary?

            The City's parks layer names two public parks inside the line, Meadowood Park and Citrus Glen Park, and its parcel record puts 14.17 acres across five parcels classified as neighborhood park. Those are open to anyone. Alongside them the City classifies eight parcels covering 4.80 acres as private park, which is association ground, and its address record names a private homeowner association park at 4432 Trailwood, a restroom and pool at 51 Arborwood, a pool and recreation building for the Collage condominiums at 1800 Timberwood, a swim club at 4691 Meadowood and a recreation area for Greystone Villas at 100 Darlington. The City also sets aside 21.55 acres in six parcels for trails. The distinction worth holding onto is that the two public parks work for everyone while the private facilities are tied to a particular sub-association, so what a home actually has access to depends on which of the twelve it belongs to.
