            History

How Nellie Gail Ranch was built

Nellie Maud Gail was born in Irving, Kansas in December 1878 and did not think much of Southern California when she first saw it. The association that carries her name quotes her on the subject: you couldn't even give me this land. Then she met Lewis Moulton, who had arrived from Boston in 1874, leased Rancho Niguel to run sheep and bought it in 1895 with his French Basque partner Jean Pierre Daguerre. Rancho Niguel was a Mexican grant of about 13,300 acres, given in 1842 by Governor Juan B. Alvarado to Juan Avila and named for an Acjachemen village the Spanish wrote down as Niguili. Moulton built the holding to about 21,700 acres. He and Nellie married in 1908 and had two daughters, Charlotte in 1910 and Louise in 1914.

Randall Presley's company built it, the same developer whose work elsewhere ran to more than 160 communities and who was written up for making Nellie Gail Ranch the Beverly Hills of Orange County. The result is 1,397 detached homes on about 1,250 acres with 25 miles of riding trails, and the streets were named to match: Anvil, Bridlewood, Broken Bit, Buckboard, Empty Saddle, Farrier, Hitching Rail, Horseshoe, Lost Colt, Rocking Horse, Silver Saddle, Spotted Pony, Stetson and Wagon Wheel, mixed with western town names like Abilene, Dillon, Fargo, Gallup, Pecos and Red Lodge. Homes here run to about 4,009 square feet on half acre lots, and the city has 1,091 of them down as having a private pool.
