How Chandon was built
Chandon is a hole cut in the middle of Marina Hills. The city draws it as its own polygon inside the larger association's shape, and Chandon names Marina Hills Planned Community Association as its master, alongside Siena and Encore. One street name serves the whole community, Chandon itself, running a little under half a mile past 196 addresses on fourteen acres of level ground.
It was built in 1989, the year Laguna Niguel incorporated as Orange County's twenty ninth city on 1 December, and it belongs to the last big wave of the AVCO era. AVCO Community Developers had bought the Laguna Niguel Corporation in 1971. The corporation itself was formed in 1959 by Cabot, Cabot & Forbes and Paine Webber, which hired the Viennese architect Victor Gruen to draw a 7,100 acre plan in which parks and open space took nearly a third of the developable land. Gruen had designed Southdale Center in Minnesota, the first enclosed shopping mall in the United States, three years before.
