            Chatelain

One hundred and twenty addresses on three streets named Rue de Gauguin, Rue de Cezanne and Rue de Monet, inside 70 acres that are two thirds open space.

            Overview

            About Chatelain

Chatelain covers 70 acres and holds 120 addresses on 133 parcels, at a median lot of 0.138 acres. Only four streets run inside the boundary, 0.91 miles between them, and three of them are named for French painters: Rue De Gauguin, which carries more than half the total length, Rue De Cezanne and Rue De Monet, with La Vida Drive completing the set. The city's zoning layer gives 47.4 acres to open space against 17 acres to Single Family District 3, so two thirds of the boundary is not residential ground.

The ground runs from 256 feet to 463 feet and every parcel inside drains to Aliso Creek. The 2025 fire hazard layer rates 66 of the 70 acres NonWildland and the remaining 4 acres Moderate, though the city still records fuel modification on 24 parcels. Two thirds of a mile of the Salt Creek Trail runs inside the boundary, and the Open Space Inventory covers 48.7 acres of it, almost all recorded as landscaped or maintained vegetation.

            History

            How Chatelain was built

Three of the four streets in Chatelain are named for French painters, Rue De Gauguin, Rue De Cezanne and Rue De Monet, with La Vida Drive completing the set. That is the whole street network of a community that covers 70 acres, because two thirds of the boundary is open space rather than housing and only 120 homes sit inside it.

The Laguna Niguel Corporation began building from 1959 on a plan by the Viennese architect Victor Gruen that reserved close to a third of the developable land as open space, and Chatelain is a late piece of that logic: the city's record runs its years built from 1987 to 1994 with a median of 1991, and 48 of the homes date to 1990. Two thirds of a mile of the Salt Creek Trail runs inside the boundary.
