            Overview

About Costa Brava at Rancho Niguel

Costa Brava at Rancho Niguel covers 16.2 acres and holds 178 addresses on 178 parcels. Eleven named streets run 0.97 miles inside the boundary and every one is Spanish: La Montrosa, La Siena, La Serenata, La Triana, La Azteca, El Brazo, El Adolfo, El Alicante, El Mione, El Sorrento, Via Alfredo and Via Valdez. The city's zoning layer gives 15.8 acres to Multi Family District with 0.3 acres zoned park and recreation.

The city's HOA zoning lookup records Costa Brava as not gated but on private streets, flags it as condominiums, and lists 176 units. The ground runs from 272 feet to 309 feet and drains to Aliso Creek. The fire hazard layer is unusual here: the 2025 mapping rates all 16.2 acres Moderate and also covers all 16.2 acres at Very High, so two ratings overlap the same ground and the city records no fuel modification requirement on any parcel. The flood layer places the whole boundary in zone X. Costa Brava names Rancho Niguel Master Community Association as its master, one of thirteen that do.

            History

How Costa Brava at Rancho Niguel was built

The community keeps the rancho's name in its own. Rancho Niguel was 13,316 acres in the San Joaquin Hills, granted in 1842 by Governor Juan B. Alvarado to Juan Avila and named for Niguili, an Acjachemen village believed to have stood near Aliso Creek. Avila filed his claim with the Public Land Commission in 1852 and the grant was patented in 1873, but by then the droughts of 1863 and 1864 had already forced him to sell to John Forster in 1865.

Costa Brava sits directly across from Laguna Niguel Regional Park, which opened in 1973 on land the Laguna Niguel Corporation and the county assembled, and it was built in 1990. Every street through its sixteen acres is Spanish: La Montrosa, La Siena, La Serenata, La Triana, La Azteca, El Brazo, El Adolfo, El Alicante, El Mione, El Sorrento, Via Alfredo and Via Valdez.
