Crest de Ville is one of the guard gated communities on the Salt Creek side of the city, and two thirds of its 133 acres are held as open space rather than housing. That proportion is not accidental. When the Laguna Niguel Corporation commissioned the Viennese architect Victor Gruen in 1959 to plan the new town, the plan set aside close to a third of the developable land for parks and open space, and the habit stuck through the AVCO years and after.
