            Crown Royale

Kings Road, Palace Court, Castle Hill and Royale Ridge, on 55 acres laid out under two maps in a single year.

            Overview

            About Crown Royale

Crown Royale covers 54.8 acres in two pieces and holds 163 addresses on 166 parcels, at a median lot of 0.204 acres. Nine named streets run 1.35 miles inside the boundary and the theme carries through every one: Kings Road, Kings Pointe, Palace Court, Castle Hill, Royale Ridge and Crown Royale itself. The city's zoning layer gives 33.7 acres to Single Family District 3 and 12.7 acres to open space.

The flood layer places 3.5 acres of the boundary in zone A and 0.5 acres in the 0.2 percent annual chance flood hazard area, with 50.9 acres in zone X. The ground is low and even, from 259 feet to 343 feet, and every parcel drains to Aliso Creek. The 2025 fire hazard layer rates 43 acres Moderate and 20.8 acres High, with no fuel modification recorded on any parcel. Two thirds of a mile of the Niguel Trail runs inside the boundary.

            History

            How Crown Royale was built

Every street in Crown Royale runs the same joke to its end: Kings Road, Kings Pointe, Palace Court, Castle Hill, Royale Ridge and Crown Royale itself. The crown that started it is Crown Valley Parkway, the road that was completed in 1964 to link Interstate 5 in Mission Viejo to the coast at Dana Point and which still bisects the city.

The Laguna Niguel Corporation bought in from 1959, and AVCO Community Developers took over in 1971. Crown Royale is early AVCO era work by Laguna Niguel standards: the city's record runs its years built from 1980 to 1990 with a median of 1981, and 58 of its homes carry that year. Two thirds of a mile of the Niguel Trail runs inside the boundary.

            Schools serving Crown Royale

Capistrano Unified serves Crown Royale. The district's locator was probed at five addresses inside the boundary and returned Laguna Niguel Elementary, Aliso Viejo Middle and Aliso Niguel High at every one. The city's own elementary boundary layer places the boundary in the Marian Bergeson area, a disagreement resolved in favor of the district's live locator.
