            Niguel Summit covers 320.9 acres in three pieces and holds 723 addresses on 630 parcels, at a median lot of 0.145 acres. One hundred and seventy of those addresses carry a unit designator in the city's record, so a quarter of the housing here is attached. Twenty-six named streets run 7.67 miles inside the boundary, mixing French and Spanish: La Vue, Le Port, Le Soleil, La Brise, Belle Maison, Via Estoril, Calle Malaga, Vista Carillo and Sonrisa Lane among them. The city's zoning layer gives 152.2 acres to open space, 75.4 acres to Single Family District 3 and 27.4 acres to the Aliso Creek Local Coastal Program.

            This is a ridge boundary. The ground climbs from 379 feet to 794 feet, and the parcel layer splits it between the Salt Creek and Aliso Creek watersheds. The 2025 fire hazard layer rates 265.2 of the 320.9 acres Very High and 41.6 acres High, with fuel modification recorded on 44 parcels.             History

            How Niguel Summit was built

            Niguel Summit is a ridge community drawn in three pieces across 321 acres, with the ground climbing from 379 feet to 794 feet and two miles of the Aliso Summit Trail along the top. Nearly half the boundary, 152 acres, is zoned open space, which is a direct inheritance from the plan the Viennese architect Victor Gruen drew for the Laguna Niguel Corporation in 1959 and in which parks and open space took close to a third of the developable land.

            Niguel Summit itself is later work: the city's record runs from 1986 to 2004 with a median of 1987 and 280 homes dated that year. Twenty six streets run through it, mixing French and Spanish, La Vue, Le Port, Le Soleil, La Brise, Belle Maison, Via Estoril, Calle Malaga and Vista Carillo among them, and four smaller associations answer to it.
