            How Tampico at Rancho Niguel was built

            Tampico went up almost all at once: the city's record dates 156 of its 192 homes to 1989, with the full range running from 1979 to 1995. That was the year Laguna Niguel finally became a city, incorporating on 1 December 1989 as Orange County's twenty ninth municipality after a long argument with Dana Point over the coastal strip that ended with Monarch Beach residents voting 61 percent to join Dana Point instead.

            The Laguna Niguel Corporation bought the Daguerre share in 1959, had the Viennese architect Victor Gruen plan a town of 7,100 acres, and sold out to AVCO Community Developers in 1971. Tampico names Rancho Niguel Master Community Association as its master, one of thirteen that do. Thirteen streets run across its 27 level acres, Spanish and Mexican in flavor, Las Arubas, Las Cabos, Via Sonoma, Rancho Laguna, Via Verde and Del Mar among them, and the median lot is 0.077 acres, among the tightest in the city.
