Overview
About Villamira
Villamira covers 18 acres and holds 217 addresses on 220 parcels. Two hundred and sixteen of those addresses carry a unit designator in the city's record, so effectively all of the housing here is attached. Six named streets run 0.73 miles inside the boundary and every one is Italian: Montecito, Sorrento, Villamira, Montemar, Mariposa and Portofino. The city's zoning layer gives 17 acres to Multi Family District with 0.6 acres zoned park and recreation, and the polygon fills 92 percent of its own convex hull.
The city's HOA zoning lookup records Villamira as not gated but on private streets, flags it as condominiums, and lists a spa, pool and clubhouse. The ground is almost perfectly level, running from 335 feet to 354 feet. The 2025 fire hazard layer rates the whole 18 acres NonWildland and the flood layer places all of it in zone X. Villamira names Colinas De Capistrano as its master on the city's HOA layer, alongside Vista Del Cerro, Villa De Cerise, Sparrow Hill and Bridgeport Terrace.

How Villamira was built
All six streets in Villamira carry Spanish and Italian names: Montecito, Sorrento, Villamira, Montemar, Mariposa and Portofino. Carma Developers (California) Inc. recorded the two condominium tracts behind them in 1984, tract 11218 on 10 January and tract 11217 on 2 October, both surveyed by the civil engineer Tom R. McGannon. Eighteen almost perfectly level acres hold 217 homes, effectively all of them attached, with 216 of the addresses carrying a unit designator in the city's record. Villamira names Colinas de Capistrano as its master association.
The Laguna Niguel Corporation bought the Daguerre share in 1959 and hired the Viennese architect Victor Gruen, who had designed the country's first enclosed shopping mall three years before, to draw a 7,100 acre town plan. AVCO Community Developers took over in 1971, and the city incorporated on 1 December 1989, five years after the second Villamira tract was recorded.
