            Overview

            About Concord Crossing

Concord Crossing covers 82.4 acres and holds 206 homes on twelve streets, with a median lot of 7,180 square feet. That combination, eleventh largest by acreage but thirty-second by home count, gives it the second most land per home of the fifty communities on this site, behind Montbury. The whole boundary sits in FEMA flood zone X.

The city's pool layer records 26 backyard pools inside the boundary, seventeen spas and nineteen solar installations, with no shared pool. Irvine Ranch Water District supplies the water, street sweeping runs Thursday mid-morning, and the property record sends children to Lake Forest Elementary, Serrano Intermediate and El Toro High.

            History

            How Concord Crossing was built

Concord Crossing sits on what was Rancho Canada de los Alisos, 10,668 acres granted in 1842 to Jose Antonio Serrano by Governor Alvarado and enlarged by Pio Pico in 1846. Serrano ran cattle here for two decades. The drought that started in 1863 killed the herds, the ranch was foreclosed to a Los Angeles banker, and the land was carved into ten parcels, the largest of them 10,000 acres.

The homes here date to the 1980s on the city's build year layer, 206 of them across 82 acres and twelve streets. That combination gives Concord Crossing the second most land per home of the fifty Lake Forest communities on this site, behind only Montbury, with a median lot of 7,180 square feet.

            Lifestyle

            The Concord Crossing lifestyle

Lake Forest keeps 31 parks open from dawn to dusk. The Lake Forest Sports Park and Recreation Center opened in November 2014 on 86 acres, with 57 of them given over to sports fields, and the city runs the largest free skatepark in Orange County at Etnies Skatepark.

Whiting Ranch Wilderness Park holds 1,575 acres of county open space against the north edge of the city, and the city's trail map carries 49 named trails.

Across the whole city the general plan sets 3,756 acres to residential use and 3,065 acres to open space and parks, which is why so much of Lake Forest reads as green from the ridgelines.
