Overview
About College Park North
College Park North is a 24.1 acre pocket of four streets, Fenley, Holden, Kaylor and Toland, covering 0.76 miles of pavement in all. The county records 129 parcels against 119 addresses on lots of about 0.14 acres, and the city zones the whole neighborhood Single Family Residential.
Stansbury Park sits inside the boundary at 3711 Toland Avenue, 0.62 acres of grass and play area on the city's inventory. The ground here drains by pump rather than by gravity: the city owns and maintains a stormwater pump station at the cul de sac end of Fenley Drive for the land that sits too low to drain on its own. Los Alamitos Unified School District covers the neighborhood and enrolls 603 students at Los Alamitos Elementary, 1,017 at Oak Middle, 1,031 at McAuliffe Middle and 2,809 at Los Alamitos High at 3591 Cerritos Avenue.

How College Park North was built
College Park in Seal Beach carries university street names, Harvard, Yale, Stanford, Princeton, Purdue, Dartmouth and Loyola. The streets in College Park North went another way entirely: Fenley, Holden, Kaylor and Toland are family surnames rather than colleges, and Stansbury Park sits on Toland with about two thirds of an acre of grass.
It is a small and unusually uniform neighborhood, roughly a hundred and twenty homes on twenty four acres with county construction years of 1969 and 1970 and nothing outside that pair. College Park North is one of the subdivisions that followed the success of Ross Cortese's Rossmoor, the walled community of three thousand four hundred homes finished just southwest in 1961.

FAQs
Common questions about College Park North
When was College Park North built?
The subdivision map came first and the houses followed. Tract 4925 was recorded with the county on 20 March 1964, surveyed by Bernard E. McCune, and it covers every address on Fenley, Holden and Toland. The county carries a build year on 106 parcels inside the boundary and all of them read either 1969 or 1970.
How big is College Park North?
The boundary the City of Los Alamitos draws encloses 24.1 acres. The county records 129 parcels and 119 addresses inside it, on lots of roughly 0.14 acres, with 0.76 miles of street across four names: Fenley, Holden, Kaylor and Toland.
Is there a park in College Park North?
Yes. Stansbury Park stands inside the boundary at 3711 Toland Avenue and the city's inventory gives it 0.62 acres with a grass area and a play area. It is one of the five pocket parks that make up part of the 18 acres of public park space Los Alamitos keeps.
Why is there a pump station on Fenley Drive?
The county's federal 100 year flood layer maps 12.6 acres inside the Los Alamitos city limit, and none of that acreage falls inside College Park North. Flood insurance requirements follow the federal map, so a lender is looking at the same layer. Separately, the city owns and maintains a stormwater pump station at the cul de sac end of Fenley Drive, because part of this neighborhood sits too low to drain by gravity.
