Overview
About California Terrace
California Terrace covers 12.9 acres and records 132 addresses on a single parcel, 131 of them with a unit designator. One street name serves it, Valley View, running 0.55 miles inside the boundary. The general plan puts 9.6 acres at 14 to 30 homes an acre and keeps 3.2 acres as recreation and open space, so roughly a quarter of the community is set aside ground.
The whole boundary sits in flood zone X. Saddleback Valley Unified serves it, and the district assigns campuses through an address locator rather than a published boundary map, so confirm the campus for a specific address at svusd.org before it matters to an offer.

How California Terrace was built
California Terrace sits along the foothill edge of Mission Viejo near La Paz Road and Felipe Road, close to Melinda Heights Park and Trabuco Hills High School. It is one of the later additions to the master-planned community, built mostly through the 1990s, decades after the Mission Viejo Company's first neighborhoods opened on the valley floor in the mid-1960s. The attached, two-story homes carry the Mediterranean and traditional look the company wrote into its design guidelines from the start: vaulted ceilings, open kitchens and private patios that face the Saddleback foothills.
The name follows the same pattern as its neighbors California Colony and California Court, part of a small cluster of Mission Viejo tracts that took the state's own name for their own, a choice that fits a community whose streets and neighborhoods were deliberately given Spanish and Californio names under the 1964 master plan drawn up for the O'Neill family's Rancho Mission Viejo land.

FAQs
Common questions about California Terrace
How is California Terrace related to California Court?
They are the two units of one vesting tentative tract. Tract 14732 was the first unit and became California Court, in eight lots over 17.554 acres. Tract 14707 was the final unit and became California Terrace, in six lots. Jan A. Adams of Adams, Streeter Civil Engineers surveyed both in July 1992.
How much of California Terrace is open space?
The city's general plan carries 3.2 of the 12.9 acres as recreation and open space, with the remaining 9.6 classified acres at 14 to 30 homes an acre. A quarter of the community is therefore set aside ground rather than home sites.
Who developed California Terrace?
The Mission Viejo Company is named in the owner's certificate on the parent map, Tract 13275, recorded in June 1992 in the City of Mission Viejo.
Which schools serve California Terrace?
Saddleback Valley Unified. The district assigns campuses through an address locator rather than a published boundary map, so confirm the campus for a specific address with the district at svusd.org.
Who maintains the common ground?
Tract 14707 divides the lettered lots by responsibility, with two maintained by the homeowners association and two both owned and maintained by it. None of them is a separate building site.
