            Evergreen Ridge

Fifty six acres named entirely after trees, and every one of its six recorded maps filed in a single year.

            Overview

            About Evergreen Ridge

Evergreen Ridge covers 55.9 acres and records 285 addresses on 285 parcels, one home to a lot, with a median lot of 0.103 acres. Twelve streets run 1.75 miles inside the boundary and the naming is botanical throughout: Camphor Tree, Carob, Cedar, Holly Oak, Lacebark, Peppertree, Primrose, Redwood, Sequoia, Sweetbrier, Torrey Pine and White Fir. All 55.4 classified acres sit at 3.5 to 6.5 homes an acre.

The whole boundary lies in flood zone X. Saddleback Valley Unified serves it, and the district assigns campuses through an address locator rather than a published boundary map, so confirm the campus for a specific address at svusd.org before it matters to an offer.

            History

            How Evergreen Ridge was built

Evergreen Ridge's 285 single-family homes went up fast: the large majority were completed within about one year, 1983 to 1984, in a Cape Cod style with floor plans running from 1,206 to 1,647 square feet and two to three bedrooms. The neighborhood sits in Mission Viejo North near the 241 toll road and El Toro Road, within walking distance of Trabuco Hills High School and close to the shops at Trabuco Hills Center and Portola Plaza.

Housing demand across Mission Viejo ran high enough through the late 1970s and 1980s that whole neighborhoods routinely sold out before construction had even begun, and Evergreen Ridge's compressed build-out fits that pattern. Its homeowners association bundles in access to Lake Mission Viejo, the private lake the Mission Viejo Company opened to members on June 3, 1978, so the lake was already an established amenity, not a new one, by the time Evergreen Ridge's first residents moved in five or six years later.

            FAQs

            Common questions about Evergreen Ridge

            When was Evergreen Ridge subdivided?

All in 1983. Six county tract maps were recorded that year, numbers 11316, 11570, 11571, 11572, 11573 and 11574, every one surveyed by Jack G. Raub, registered civil engineer 14749, while the land was unincorporated county territory.

Where do the street names come from?

Plants, every one of them. Camphor Tree, Carob, Cedar, Holly Oak, Lacebark, Peppertree, Primrose, Redwood, Sequoia, Sweetbrier, Torrey Pine and White Fir are the twelve street names the city's address layer records inside the boundary, and there are no others.

What kind of homes are in Evergreen Ridge?

The city's record shows 285 addresses on 285 parcels with no unit designators, so the ground is laid out one home to a lot, at a median lot of 0.103 acres across 55.9 acres.

How many lots did the largest map create?

Tract 11316 divided its share into 105 numbered lots plus four lettered lots, surveyed in July 1983. Two corrections to that map were later recorded, in 1983 and 1987.

            Which schools serve Evergreen Ridge?

Saddleback Valley Unified. The district assigns campuses through an address locator rather than a published boundary map, so confirm the campus for a specific address with the district at svusd.org.
