            Las Palmas

Twenty two acres holding 405 homes, one of the densest boundaries in this guide, and a street that changed its name by resolution in 1985.

            Overview

            About Las Palmas

Las Palmas covers 22.4 acres and records 405 addresses, all with unit designators, on seventeen parcels at a median lot of 0.038 acres. Four street names serve the whole community: La Crescenta, La Mar, La Real and Sanz, running 0.72 miles inside the boundary. All 22.4 classified acres sit at 3.5 to 6.5 homes an acre on the general plan, though the built form is condominium rather than detached.

The whole boundary lies in flood zone X. Saddleback Valley Unified serves it, and the district assigns campuses through an address locator rather than a published boundary map, so confirm the campus for a specific address at svusd.org before it matters to an offer.

            History

            How Las Palmas was built

Las Palmas was built in 1984 and its own association still describes what the builder was after: 93 buildings in a contemporary Spanish idiom, which in the early 1980s meant white walls, tile roofs and shaded outdoor stairs rather than the heavier mission revival of the city's first decade.

It is one of the densest communities in Mission Viejo. The city counts 405 addresses inside 22.4 acres, and the published unit count for the association is also 405, so nothing has been added or subdivided in forty years. Only four street names serve all of it: La Crescenta, La Mar, La Real and Sanz.

            FAQs

            Common questions about Las Palmas

Why is one street called Sanz?

Because it was renamed. Tract 12066 annotates that street as a name change from Tiburon by resolution number 85-357, so the map shows both names and the city's address layer now records only Sanz.

            When was Las Palmas built?

The parent map, Tract 10647, was recorded in 1981 under Jack G. Raub. The map that created Las Palmas as it stands, Tract 12066, was surveyed in November 1983 by Tom R. McGannon and recorded in 1984.

            How dense is Las Palmas?

The city's record shows 405 addresses on 22.4 acres, which is among the tightest ratios of the fifty communities in this guide. All 405 carry unit designators and sit across seventeen parcels.

How does Las Palmas relate to Valencia?

Both sit inside the same 1981 parent map, Tract 10647. Las Palmas was then resubdivided by Tract 12066 in 1984, while Valencia was not, so the two communities share an origin and diverge at the second map.

            Which schools serve Las Palmas?

Saddleback Valley Unified. The district assigns campuses through an address locator rather than a published boundary map, so confirm the campus for a specific address with the district at svusd.org.
