The general plan carries 34.7 acres at 3.5 to 6.5 homes an acre with 2.1 acres as recreation and open space.

            History

            How Timberline was built

            Timberline names its streets after trees, and the list is worth reading as a record of what Southern California actually plants: Acacia, Ash, Birch, Cypress, Elm, Juniper, Maple and Sycamore are the temperate standards, Live Oak is the native that was here before any of it, and Jacaranda is the import from Brazil and Argentina that turns whole streets purple across the Los Angeles basin in May and June. Brasilia and Copenhagen sit among them without explanation.

            The land was Rancho Mission Viejo, the O'Neill family cattle holding. The family and its partners formed the Mission Viejo Company in 1963, Orange County adopted its master plan in 1965, and the first families moved in the year after. Mission Viejo was laid out with its schools, parks and neighborhoods drawn before the houses went up, which is why a tree theme could be assigned to a street grid that did not yet exist.

            What did the 1975 map set aside?

            Tract 8834 assigns lots 1 through 53 as residential building sites, lot 54 as a private recreation lot of 0.557 acres and lot 55 as 1.580 acres for a public park. Its lettered lots are reserved for landscape, ingress and egress, sanitary sewer, recreation, drainage and utility purposes.

            What is Trabuco Corner Number 3?

            A nineteenth century monument set by the county surveyor on the boundary of Rancho Trabuco. Tract 8834 records it on the tract boundary and uses the old rancho line as a reference, so a survey mark from the 1870s still appears on a 1975 subdivision map.

            When was Timberline built?

            The ground was subdivided in 1975, on three recorded county tract maps numbered 8570, 8833 and 8834, all surveyed by Jerry Hayes, licensed land surveyor 3186. Tract 8834 was accepted and filed on 4 December 1975.
