Overview
About North Ford
The City of Newport Beach maps North Ford as one of the twenty community association areas it publishes, a residential pocket on the east side of Jamboree Road reached from Camelback Street and University Drive South, both associations in Council District 3. Two associations hold all of it and there is nothing above them. The Newport Homeowners Association keeps 159 homes behind a gate on six Corte streets, Corte Caleta, Corte Hermosa, Corte Linda, Corte Marin, Corte Portal and Corte Portofino, and the Newport North Townhomes Association holds 121 townhomes along Corsica Drive, not gated. The count is exact: 280 city address points fall inside the area polygon, which matches the two recorded unit counts of 159 and 121 to the digit.
Bonita Creek Park sits at the neighborhood's doorstep at 3010 La Vida, 14.24 acres by the city's own record, with an athletic field, two ball diamonds, a basketball court, play equipment, restrooms, a picnic area for 35 and a 103-space parking lot. Its two lighted softball fields carry the city's youth programs and adult leagues through the year. The community center inside the park is unstaffed and runs city recreation classes for all ages in a single 900 square foot multipurpose room, roughly 30 feet by 30, with a luxury vinyl plank floor, a mirrored wall, a whiteboard, a sink, eight six-foot tables and 48 chairs, bookable up to six months ahead. Newport-Mesa Unified assigns these addresses to Abraham Lincoln Elementary in Corona del Mar and then to the Corona del Mar 7-12 campus.

How North Ford was built
North Ford is named for a car company that never built a car here. Ford set up its defense arm, Aeronutronic, in 1956 and put it on 99 acres across Jamboree Road from this ground, in a modernist campus designed in 1958 by William Pereira, who went on to master plan the whole Irvine Ranch in 1960 and then design UC Irvine. It was the first industrial development the ranch ever allowed. From 1957 to 1993 the plant built rocket engines, missile guidance systems and computer hardware, and supplied NASA through the 1960s. Ford Road and North Ford both carry the name.
The plan for this ground was written in 1968, when the city adopted rules for what was then part of the Irvine industrial estate, setting aside land for housing, a small commercial area and twelve acres of public park with a fire station on it. The houses did not follow for eighteen years, arriving in the mid 1980s as two associations holding 280 homes. The park promise was kept: Bonita Creek Park sits beside the neighborhood on just over twelve acres, with the ballfields directly at the back fence.

FAQs
Common questions about North Ford
Where exactly is North Ford, and is it the same as Newport North?
North Ford is the city's own name for the area: a pocket on the east side of Jamboree Road reached from Camelback Street and University Drive South, one of the twenty community association areas the city publishes. Its residential streets are Corsica Drive and six Corte streets, Corte Caleta, Corte Hermosa, Corte Linda, Corte Marin, Corte Portal and Corte Portofino. On the MLS the same ground trades under the Newport North name, which is what both associations are called, so a search under either name reaches the same streets.
How many homes are there, and are they gated?
Two hundred eighty, in two associations, and only one of them is gated. The city records the Newport Homeowners Association at 159 residential units and flags it as gated; it covers the six Corte streets. The Newport North Townhomes Association holds 121 units on Corsica Drive and is not gated. The city's address file returns exactly 280 points inside the area polygon, matching those two counts, and both associations sit in Council District 3. There is no master association above them, and neither publishes an assessment amount, so the monthly cost comes from that address's own documents.
What sold in North Ford this year?
Four homes closed between January 1 and August 17 of 2026, all four detached single family homes, at a median of $2,362,500, or $1,421 a square foot on a median size of 1,878 square feet. Two landed between $2,000,000 and $3,000,000, one between $1,000,000 and $2,000,000 and one between $3,000,000 and $5,000,000, with a low of $1,999,000 and a high of $3,400,000. Half went into escrow within 15 days and the group closed at 98.6% of list price. Two homes stood active at the August 17 pull. At that volume the page states counts rather than trends.
