            About West Newport

            The city draws West Newport as its own area on the community association map, reaching from the Santa Ana River to the blocks near the Newport Pier and up onto the bluff above Coast Highway, and nineteen independent associations operate inside it with no master above them. The largest is the West Newport Beach Association at 2,567 residential units across the oceanfront blocks. Newport Shores anchors the western end, a community its own association describes as 440 homes beside the beach, with a members' clubhouse and pool at 511 Canal Street and tennis courts reserved online in 30-minute blocks up to 90 minutes a day per household. On the bluff, Versailles is gated at 256 units and Villa Balboa gated at 451, managed by Action Property Management from an on-site office at 900 Cagney Lane. Balboa Coves is a gated waterfront enclave of 70, and Newport Island, reached by bridge from 38th Street, holds 153.

            Four city parks sit inside the area: Channel Place Park at 1.22 acres with a basketball court, play equipment, picnic tables, a barbecue, restrooms and a bay view; 38th Street Park at 0.79 acres with one full and one half basketball court usable in daylight only; Newport Island Park at 0.33 acres; and Lake Ave Park at 0.07. The scale changes at Superior Avenue and Coast Highway, where Sunset Ridge Park covers 13.64 acres with two athletic fields, a ball diamond, play equipment, restrooms and an ocean view, reached from its parking lot by the 210-foot Sunset Bridge. Lido Peninsula carries the city's Mixed-Use Water 3 designation, written specifically for it, under which residential occupies 70 percent of the land area; it is a separate place from Lido Isle across the channel. Newport-Mesa Unified splits the area between Newport Elementary for the beach blocks, Newport Shores, Newport Island and the Lido Peninsula, and Newport Heights Elementary for the Versailles and Villa Balboa bluff, with every tested point continuing to Ensign Intermediate and Newport Harbor High.

            History

            How West Newport was built

            West Newport is one of the places Newport Beach began, platted from 1902 on a linear grid of small lots and alleys. The 1933 Long Beach earthquake, a hurricane in 1934 and the flood of 1937 took out much of what had been built and scared off the investment that would have replaced it. What paid the bills instead was oil. Signal Oil and Gas held roughly eighty percent of the land here, and the city itself has been in the oil business since the middle of the century with a field off West Newport.

            Housing finally arrived in the late 1950s. A marina scheme in 1957 that would have given Costa Mesa its own ocean access died at the state level, and the Donald Ayres Company leased the ground for houses instead. About a hundred and thirty thousand cubic yards of fill went in to lift the land out of the flood, four hundred homes went up on it, and they sold for around twenty thousand dollars with two thousand one hundred down, on land still leased from the oil company. Residents bought their leases out over the following decades, rebuilt, and put the power lines underground, which is why the west end reads as a settled neighborhood today rather than the sand pile it was called at the start.

            Sixty-four homes closed between January 1 and August 17 of 2026, at a median of $1,632,500, or $1,118 a square foot on a median size of 1,417 square feet. The spread is unusually wide for one neighborhood: 18 closings landed below $1,000,000, 20 between $1,000,000 and $2,000,000, 12 between $2,000,000 and $3,000,000, six between $3,000,000 and $5,000,000 and eight above $5,000,000, with a low of $525,000 and a high of $13,300,000.
