Overview
About Montserrat
Montserrat covers 12.57 acres of Newport Coast in 5 separate parts on the boundary the City of Newport Beach publishes for it, and the city address layer records 81 addresses inside that line across 4 streets. Four streets named for France: Avignon with thirty six addresses, then Calais, Chatelaine and Giverny. The median of the 91 parcels the city draws here runs 5,009 square feet. The city records 83 buildings inside the boundary carrying 80 dwelling units, and the city registry marks the association gated.
Montserrat fills 41.7 percent of its own convex hull across five separate parts, the loosest shape of the twenty eight associations Newport Coast files. The city land use layer files most of the ground as Planning Area 2 - Residential Medium High Density. Newport-Mesa Unified serves the whole boundary, 12.6 acres on the county district clip. The district locator, probed once per 300 foot grid cell inside the boundary, returns Newport Coast Elementary and Corona del Mar Middle and High School.

How Montserrat was built
The 1988 agreement that unlocked Newport Coast protected more than 6,000 acres of continuous open space and left 1,600 acres to be built on. Work began in 1990, and Montserrat was one of the earlier Newport Ridge neighborhoods, its 81 detached homes finished between 1993 and 1996. Everything here was annexed into the City of Newport Beach on January 1, 2002.
Newport Ridge was named from France, and Montserrat's four streets are a short tour of it. Avignon is the walled papal city on the Rhone. Calais is the Channel port closest to England. Giverny is the village where Claude Monet made his garden and painted the water lilies. Chatelaine is not a town at all but the word for the lady of a chateau, and it is the one street name here that describes a person rather than a place.

Newport Coast was unincorporated county land at the time and Newport Beach annexed it in 2002. A recorded map is the filing date for the subdivision rather than a construction date for any one home.
