How Pelican Heights was built
The 1988 agreement that released the coast preserved more than 6,000 acres of continuous open space and kept 1,600 acres private. Pelican Heights belongs to the final phase, built between 1999 and 2003, which is why the houses here are so much larger than those in the neighborhoods built at the start of the 1990s. The whole of Newport Coast became part of the City of Newport Beach on January 1, 2002.
Every street here is Italian and most of them describe something real. Via Burrone is ravine road, and there is a ravine. Vista Tramonto is sunset view. Via Brezza is breeze. Vista Alberi is a view of trees. Vista Luci is lights. Two of the names reach further: Via Palladio for Andrea Palladio, the sixteenth century architect whose villas shaped the way Americans build columned porches, and Via Emilia for the Roman road that has run straight across northern Italy since 187 BC.
