Overview
About Pelican Ridge Estates
Pelican Ridge Estates covers 44.15 acres of Newport Coast in 3 separate parts on the boundary the City of Newport Beach publishes for it, and the city address layer records 60 addresses inside that line across 8 streets. The street names are nautical rather than Italian: Telescope, Clearview, Fairwind, Peninsula, Whiteshore, Seahaven, Nightshore and Longboat. The median of the 76 parcels the city draws here runs 12,890 square feet. The city records 66 buildings inside the boundary carrying 60 dwelling units, and the city registry marks the association gated.
Pelican Ridge Estates fills eighty percent of its convex hull across three separate parts, a compact shape for an association drawn in pieces. The city land use layer files most of the ground as Planning Area 2B - Residential Medium Density. Newport-Mesa Unified serves the whole boundary, 44.1 acres on the county district clip. The district locator, probed once per 300 foot grid cell inside the boundary, returns Newport Coast Elementary and Corona del Mar Middle and High School.

How Pelican Ridge Estates was built
The coast was finally opened by the 1988 agreement that protected more than 6,000 acres of continuous open space while releasing 1,600 acres, and the Pelican Ridge houses went up between 1992 and 1999. Laguna Coast Wilderness Park reaches into the boundary, and the toll road opened in November 1996 with a Newport Coast Drive exit while the later houses here were still being framed.
Every street in the Estates is seafaring. Telescope, Fairwind, Longboat and Clearview belong to a ship rather than a suburb, and Whiteshore, Nightshore, Seahaven and Peninsula finish the picture. Longboat is the working boat a larger vessel carried, which makes it the least ornamental street name in Newport Coast and probably the most deliberate.
