            About Las Rosas

113 addresses sit inside the 15.5 acres the city draws for Las Rosas on its HOA Local register. They sit on five streets, Teaberry Lane, Arbor Walk Lane, Via Villario and Garden View Court among them, carrying 0.02 miles of centerline. The county parcel record inside the boundary is 118 parcels, predominantly detached single family houses. The median lot the county records here is 0.12 acres and 50 feet wide. The city general plan gives 14.0 of those acres a low density residential designation. The zoning layer puts 13.9 acres in the RLM-4000-D zone and 1.4 in OS. Mail here carries the 92688 zip code and a Rancho Santa Margarita postal city.

13.8 acres are rated Very High on the 2025 state fire hazard severity map the city publishes. The city assigns the ground to evacuation zone RSM09, which it describes as SFR, Elementary School, Church, Skate Park, HOA parks and pools. Water comes from the Santa Margarita Water District and trash is collected Friday by CR&R. All of it lies in Capistrano Unified, which feeds Tijeras Creek Elementary, Las Flores Middle and Tesoro High.

            History

            How Las Rosas was built

Las Rosas is the late, large end of Rancho Santa Margarita. The homes went up between 2000 and 2002, a decade and a half after the first houses in the city, and they are big: four and five bedroom houses of 3,300 to 3,500 square feet behind a gate, where the villages built in the late 1980s were mostly attached homes under 1,500.

Its street names break the city's Spanish habit halfway. Corte Las Rosas and Via Villario keep to it, but Teaberry Lane, Arbor Walk Lane and Garden View Court are plain English and read like an English garden rather than a Spanish one. The mixture is itself a marker of when it was built, after the market had moved on from the theme the rest of the city was named under.
