Lyon Monterey

The city publishes Lyon Monterey as a 19.3 acre polygon on its HOA Local register, holding 99 addresses. They sit on five streets, Santa Sophia, Santa Inez, Santa Arletta and Santa Nella among them, carrying 0.56 miles of centerline. The county parcel record inside the boundary is 123 parcels, predominantly detached single family houses. The median lot the county records here is 0.11 acres and 49 feet wide. Water comes from the Santa Margarita Water District and trash is collected Friday by CR&R. All of it lies in Capistrano Unified, which feeds Arroyo Vista Elementary and Tesoro High.

This is one of the few communities in Orange County that carries its builder's name rather than a place name. William Lyon built it as a private gated development between 2000 and 2001, and listings still file it as Lyon Monterrey Estates. Lyon was a United States Air Force general who became one of the largest homebuilders in Southern California, putting up more than 100,000 houses over his career, and the company he founded was sold to Taylor Morrison in February 2020, three months before his death.

The houses are large for the city at close to 2,900 square feet, and there are only 99 of them across 19.3 acres. Every street begins with Santa: Santa Sophia, Santa Inez, Santa Arletta, Santa Nella and Santa Gustavo. Two of those are real places in California rather than inventions, Santa Nella in Merced County and the Santa Ynez valley in Santa Barbara County.
