Overview
About Reflections
94 addresses sit inside the 18.5 acres the city draws for Reflections on its HOA Local register. They sit on seven streets, Via Berrendo, Via Onagro, Las Fieras and El Corzo among them. The published boundary follows lot lines and leaves the street rights of way outside it, so no centerline falls inside. The county parcel record inside the boundary is 101 parcels, predominantly detached single family houses. The median lot the county records here is 0.15 acres and 57 feet wide. The city general plan gives 13.9 of those acres a low density residential designation. The zoning layer puts 13.7 acres in the RL-6000 zone and 4.7 in OS. Mail here carries the 92688 zip code and a Rancho Santa Margarita postal city.
18.5 acres are rated Very High on the 2025 state fire hazard severity map the city publishes. The city assigns the ground to evacuation zone RSM07, which it describes as SFR, HOA Park and Pools. Water comes from the Santa Margarita Water District and trash is collected Wednesday by CR&R. All of it lies in Saddleback Valley Unified, which feeds Melinda Heights Elementary, Rancho Santa Margarita Intermediate and Trabuco Hills High.

How Reflections was built
Every street in Reflections is a wild animal. Via Berrendo is the pronghorn, Via Onagro the wild ass of the Asian steppe, El Corzo the roe deer, Via Anta the tapir, Calle Gazapo a young rabbit, Via Puma the mountain lion, and Las Fieras simply the wild beasts. Seven streets and seven creatures, in a pocket of the city that runs right up against open country.
The 94 houses sit on about eighteen acres on the Melinda Heights side of town, with roughly a quarter of the ground left as open space rather than lots. Building here came late in the city's first wave, in the mid 1990s, when Melinda Heights was going up between 1991 and 2000. Children walk to Melinda Heights Elementary and go on to Trabuco Hills High.
