            Overview

            About Talavera

Talavera is drawn on the city's HOA Local register at 32.8 acres, with 158 addresses inside it. They sit on seven streets, Colorido, Arcilla, Ceramica and Saltillo among them. The published boundary follows lot lines and leaves the street rights of way outside it, so no centerline falls inside. The county parcel record inside the boundary is 182 parcels, predominantly detached single family houses. The median lot the county records here is 0.13 acres and 50 feet wide. The city general plan gives 20.4 of those acres a low density residential designation. The zoning layer puts 20.2 acres in the RL-5000 zone and 12.3 in OS. Mail here carries the 92688 zip code and a Rancho Santa Margarita postal city.

0.2 acres of O'Neill Regional Park fall inside the boundary on the county park layer. 32.8 acres are rated Very High on the 2025 state fire hazard severity map the city publishes. The city assigns the ground to evacuation zone RSM06, which it describes as SFR, HOA Pool, Apt Complex, Church. Water comes from the Santa Margarita Water District and trash is collected Wednesday by CR&R. All of it lies in Saddleback Valley Unified, which feeds Melinda Heights Elementary, Rancho Santa Margarita Intermediate and Trabuco Hills High.

            History

            How Talavera was built

Six of the seven streets are a pottery or tile word. Arcilla is clay, Ceramica is ceramics, Porcelana is porcelain, Baldosa is a floor tile, Colorido is the coloring, and Saltillo is the city in Coahuila that gives its name to terracotta floor tile. Placita, a little plaza, is the one street that belongs to something else. There are 158 homes across roughly thirty three acres, with a third of that ground kept open and a corner of O'Neill Regional Park inside the line.

The houses went up through the first half of the 1990s, on the Melinda Heights side of town where building ran from 1991 to 2000. Under them is Rancho Trabuco, named for the blunderbuss a Portola soldier lost near the creek in 1769, granted in 1841, enlarged in 1846, bought by James Flood and Jerome O'Neill in 1882 and grazed until the Santa Margarita Company was formed in 1983 to build the town.
