            Overview

            About Skyview

The city publishes Skyview as a 22.0 acre polygon on its HOA Local register, holding 261 addresses. They sit on one street, Los Alisos Boulevard. The published boundary follows lot lines and leaves the street rights of way outside it, so no centerline falls inside. The county parcel record inside the boundary is 6 parcels, predominantly multi-family buildings. The median lot the county records here is 1.8 acres and 71 feet wide. The city general plan gives 20.3 of those acres a high density residential designation. The zoning layer puts 20.3 acres in the RH zone and 1.6 in OS. Mail here carries the 92688 zip code and a Rancho Santa Margarita postal city, and 261 of the addresses carry a unit designator.

21.8 acres are rated Very High on the 2025 state fire hazard severity map the city publishes. The city assigns the ground to evacuation zone RSM06, which it describes as SFR, HOA Pool, Apt Complex, Church. All of it lies in Saddleback Valley Unified, which feeds Melinda Heights Elementary, Rancho Santa Margarita Intermediate and Trabuco Hills High.

            History

            How Skyview was built

Skyview is one address on Los Alisos Boulevard holding 261 homes, every one of them numbered as a unit, spread over twenty two acres with a strip of open space along the edge. Los Alisos is the sycamores, the same word that names Aliso Creek a few ridges west, and it points at what grew in these canyon bottoms before anyone built here.

All of it was Rancho Trabuco. The name comes from a blunderbuss a soldier of the Portola expedition lost near the creek in July 1769. Santiago Arguello was granted two square leagues in 1841, John Forster added three more in 1846, and James Flood and Jerome O'Neill bought the combined ranchos in 1882 and ran cattle into the 1920s. Grain was dry farmed on the Trabuco Mesa from the 1890s, the Marines used the lower mesa as a bombing range from 1943, houses in the master planned community started in 1986, and Skyview itself was built in 1999.
