            About Cazadero

            Cazadero covers 36.8 acres inside Talega and holds 73 homes on 90 parcels, at a median parcel of 0.18 acres. Four streets serve it: Via Buen Corazon, Corte El Brazo, Calle La Espalda and Calle Loyola. Just under 18 acres are kept as private open space, 12.6 carry the Residential Low Density designation and 6.3 are public right of way.

            Three of those four street names read as parts of the body in Spanish. A fifth of a mile of the Talega Trail runs inside the boundary. Cazadero belongs to the Talega master association and falls under the Talega Specific Plan, and the whole community sits in the state's High fire hazard severity zone and federal flood zone X. Capistrano Unified's locator returned Vista del Mar Elementary, Vista del Mar Middle and San Clemente High at all five interior points tested.

            History

            How Cazadero was built

            Cazadero is a short, quiet set of streets on the western side of Talega, hung off Calle La Espalda with Corte El Brazo, Calle Loyola and Via Buen Corazon running from it and a leg of the Talega Trail along the edge. The houses here are big and they arrived late in the sequence rather than early: a five bedroom home of about 3,823 square feet on Calle La Espalda was newly built in 2006, which places Cazadero in the second half of Talega's build rather than its first push.

            Talega was never one tidy piece of city land. Of its 3,510 acres, 1,604 sat inside San Clemente and 1,906 lay outside it in unincorporated Orange County, where the county knew the same project as the Rolling Hills Planned Community, and those outside acres were folded into the city in stages as the houses came. The Segunda Deshecha drainage cuts across the property from northeast to southwest with stands of oak woodland along it, the rise everyone calls Nob Hill sits in the middle of it, and the Prima Deshecha landfill, long earmarked to become a county regional park, closes the northern edge.

            The Cazadero lifestyle

            San Clemente keeps ten beaches of its own along the shore, from North Beach past the pier to Riviera, and the city's Marine Safety division staffs them. The pier itself carries restrooms, metered parking, fire rings and the Amtrak and Metrolink platform at its foot.

            The city publishes five trail networks that run from the sand up into the canyons and along the ridgelines. Bikes are welcome on all of them, electric bikes are not allowed on the Beach Trail, dogs are welcome on a leash, and horses are permitted on the Forster Ridgeline, Prima Deshecha and Cristianitos trails. City parks are open from 6 am to 10 pm without a reservation unless a group needs a permit.
