            Mirador covers 46.6 acres inside Talega and holds 76 homes on 101 parcels, at a median parcel of 0.23 acres, which is among the roomier settings in Talega. Four streets serve it: Via Divertirse, Calle Aveituna, Calle Gaulteria and Calle Canela. Just over 22 acres are kept as private open space, 17.9 carry the Residential Medium Low Density designation and 5.9 are public right of way.

            Just under half a mile of city trail runs inside the boundary, most of it the Talega Trail. Mirador belongs to the Talega master association and falls under the Talega Specific Plan. All 46.6 acres sit in the state's High fire hazard severity zone, and the boundary is in federal flood zone X. Capistrano Unified's locator returned Vista del Mar Elementary, Vista del Mar Middle and San Clemente High at all five interior points tested.

            History

            How Mirador was built

            Mirador is Spanish for a lookout, and the four streets here are laid along the high side of Talega to earn the word. Calle Aveituna, Calle Canela and Calle Gaulteria borrow the names of things people grow and cook with, the olive, cinnamon and wintergreen, and Via Divertirse simply means to enjoy yourself. The houses match the address. These are the big Mediterranean style plans Talega built at its upper end, several of them past four thousand and five thousand square feet, on lots with room for a pool, a casita and a hillside view over the rest of San Clemente.

            Mirador shares a park with Sansol next door. Sansol Mirador Park is one of the parks the Talega association maintains rather than the city, which is a leftover from how Talega arrived. Construction began in 1999 on land that was then outside the city limits, and Talega was annexed into San Clemente while it was being built.

            The Mirador lifestyle

            San Clemente keeps ten beaches of its own along the shore, from North Beach past the pier to Riviera, and the city's Marine Safety division staffs them. The pier itself carries restrooms, metered parking, fire rings and the Amtrak and Metrolink platform at its foot.

            The city publishes five trail networks that run from the sand up into the canyons and along the ridgelines. Bikes are welcome on all of them, electric bikes are not allowed on the Beach Trail, dogs are welcome on a leash, and horses are permitted on the Forster Ridgeline, Prima Deshecha and Cristianitos trails. City parks are open from 6 am to 10 pm without a reservation unless a group needs a permit.
