            Overview

            About Presidential Heights I

Presidential Heights I covers 39.6 acres and holds 286 addresses on 290 parcels, at a median parcel of 0.041 acres, the smallest median lot of the fifty San Clemente communities mapped here. Five streets serve it and one carries most of the community: Avenida Adobe holds 166 of the 286 addresses, with Avenida Baja taking 72 and Calle Bahia, E Avenida Magdalena and Avenida Acapulco sharing the last 48.

Residential Low Density land accounts for 39.5 of the 39.6 acres inside the boundary. All 39.6 acres sit in the state's Very High fire hazard severity class, one of only five of the fifty boundaries that fall entirely inside that class. Addresses inside the boundary carry the 92672 zip code. Capistrano Unified's own school locator returned San Clemente High, Shorecliffs Middle and Concordia Elementary at all five interior points tested.

            History

How Presidential Heights I was built

Presidential Heights I is a run of 286 attached condominiums and townhomes on the slope above the San Clemente Municipal Golf Course, reached from Avenida Adobe, Avenida Baja, Avenida Acapulco and East Avenida Magdalena. It went up in 1972 and 1973, and it is one of a pair, because the same hillside also carries Presidential Heights II.

The course they look down on was designed by the golf architect William P. Bell and built for the city in 1928, three years after Ole Hanson began selling lots in San Clemente, and it opened with nine holes. A second nine was added in 1956. So the green edge of this neighborhood is not landscaping bought in with the tract. It is a course the city has kept in public hands for close to a century.

            Lifestyle

            The Presidential Heights I lifestyle

San Clemente keeps ten beaches of its own along the shore, from North Beach past the pier to Riviera, and the city's Marine Safety division staffs them. The pier itself carries restrooms, metered parking, fire rings and the Amtrak and Metrolink platform at its foot.

The city publishes five trail networks that run from the sand up into the canyons and along the ridgelines. Bikes are welcome on all of them, electric bikes are not allowed on the Beach Trail, dogs are welcome on a leash, and horses are permitted on the Forster Ridgeline, Prima Deshecha and Cristianitos trails. City parks are open from 6 am to 10 pm without a reservation unless a group needs a permit.
