How Richmond Pointe was built
Richmond Pointe is one of the named tracts inside Rancho San Clemente, 204 detached houses built in 1989. It sits at the top of the hill on Albergar, Finca, Gema and Optima, and the front row on Optima and Gema looks over the water to Catalina and north to Dana Point Harbor. Owners pay into the master association that keeps the surrounding hillside.
Everything around it is a single plan rather than a collection of subdivisions. Rancho San Clemente takes in about 1,943 acres of the eastern hills, with ground running from under 80 feet to more than 900 feet above the sea, and the City Council adopted the first plan for it on 16 November 1983, over what was then ranch land. The plan holds 1,097 acres, more than half the ranch, as open space and was written around keeping the primary ridgeline unbuilt, which is why the houses climb in benches and simply stop where they do. The version in force today dates from a 2022 update.

The Richmond Pointe lifestyle
San Clemente keeps ten beaches of its own along the shore, from North Beach past the pier to Riviera, and the city's Marine Safety division staffs them. The pier itself carries restrooms, metered parking, fire rings and the Amtrak and Metrolink platform at its foot.
The city publishes five trail networks that run from the sand up into the canyons and along the ridgelines. Bikes are welcome on all of them, electric bikes are not allowed on the Beach Trail, dogs are welcome on a leash, and horses are permitted on the Forster Ridgeline, Prima Deshecha and Cristianitos trails. City parks are open from 6 am to 10 pm without a reservation unless a group needs a permit.
