Pacifica San Juan covers 222.11 acres, the second largest of the fifty communities on the city's homeowner association register, and holds 441 addresses, also the second most, across 21 named streets. Those 5.55 miles of street are more than any other community on the register carries, and 3.75 miles of them are on the city's Private Roads layer with the rest, including Valle Road, maintained by the city. The whole boundary is a planned community, 221.9 acres zoned Planned Community District and 221.3 acres carried under the same designation on the General Plan. The city's property layer records the McCracken View Trail running through the boundary in five segments totaling 5.74 acres, and 0.97 miles of city trail falls inside, the fifth most of the fifty.
Four interior points were tested against the Capistrano Unified locator and all four returned the same three campuses, and the middle school is not the one most of the city attends. Palisades Elementary takes TK through fifth grade with 332 students, 58 percent meeting the state standard in English language arts and 57 percent in mathematics, and it feeds Shorecliffs Middle School in San Clemente, which enrolls 634. San Juan Hills High School enrolls 2,641 and graduated 96.2 percent of its class. How Pacifica San Juan was built
Pacifica San Juan covers 222 acres of bluff above the Pacific and is the clearest local record of the crash. Its first neighborhood, Blue Harbor, broke ground in 2007. A year later Lehman Brothers went bankrupt, the project's financing went with it, and construction stopped with 98 houses standing out of the 416 the city had approved. For several years the model homes and the finished houses sat surrounded by empty pads and idle equipment.
It restarted in 2015. A joint venture called Pacific Point Development Partners, formed by a Taylor Morrison subsidiary with Oaktree Capital Management and DMB Pacific Ventures, bought the site from Lehman Brothers Holdings on 19 May of that year with roughly a quarter of the community built, and the rest of it went up over the following six years. Taylor Morrison opened a second coastal joint venture that November, Sea Summit at Marblehead in San Clemente.
