How Mandevilla Condos was built
Mandevilla was built in 1990 on Keller Drive, a little over three hundred homes on seventeen acres, close enough to the Tustin Ranch Golf Club to walk. It is named after a flowering vine, which is the sort of name a developer reaches for when the ground has no name of its own yet.
It genuinely did not. Until the mid 1980s this was citrus, farmed as part of the Irvine Ranch that James Irvine and his partners assembled in 1864 out of three Mexican land grants. The Irvine Company decided to build the planned community of Tustin Ranch here in 1982, the county approved it in 1986, and the City of Tustin annexed 2,257 acres of Irvine Ranch land, creating the 92782 ZIP code in the process.
