            Overview

Fairmont North covers 147.2 acres in one piece and holds 198 addresses on 204 parcels, at a median lot of 0.306 acres. That is the smallest address count of the twenty-seven residential zones the city draws, and the density shows in the layout: fourteen named streets carry 2.22 miles of centerline, six segments of it private. The entire polygon is zoned Planned Development under the city's district 11, with the general plan designating 194 parcels R-Medium and eight open space. The assessor land use code marks 196 parcels residential across 120.4 acres.

The names come off the ridge. Condor Ridge Road, Eagles Nest Drive, Dove Lane, Quail Circle, Charter Oak Terrace, Shadow Oak Drive, Timber Ridge Road, Pinecrest Circle, Foxhollow Drive, Castlerock Road and Little Canyon Lane all appear in the city's address layer inside the boundary. So does the exposure: the 2025 fire hazard severity layer rates 147.1 of the 147.2 acres Very High, all 198 addresses are flagged high fire severity and 74 of them carry a fuel modification requirement. The state landslide zone layer covers 56.1 acres, an earthquake fault zone 5.4 acres, and three acres at the boundary edge fall inside Chino Hills State Park. The flood layer keeps the whole polygon in zone X.

            History

            How Fairmont North was built

This is ridge country at the top of Fairmont Boulevard, and San Antonio Road, which runs through it, carries the name Bernardo Yorba gave his own house. Mexican governor Jose Figueroa granted him Rancho Canon de Santa Ana in 1834, and the Hacienda de San Antonio he built on it was a two story adobe of ninety rooms with walls twenty six inches thick, a self contained town running on the families who worked the rancho. It stood as the center of the district until he died in 1858.

The streets are the birds and trees of the ridge. Condor Ridge Road, Eagles Nest Drive, Dove Lane and Quail Circle take the flying half; Charter Oak Terrace, Pinecrest Circle, Shadow Oak Drive and Timber Ridge Road take the rooted half; and Castlerock Road, Little Canyon Lane, Foxhollow Drive and Rim Road describe the shape of the land, Rim Road running exactly where its name says.
