How Provence D'Aliso was built
Two circles, Gauguin and Matisse, and a name that puts them in the south of France. Matisse spent much of his working life there, at Nice and at Vence, and Gauguin painted in Arles with Van Gogh before he left for the Pacific. It is a small community, 233 homes on 21.1 acres laid out in 1989, and it wears its theme on only two street signs.
The Aliso in the name is the older word. Aliso is Spanish for alder, applied along the water here to the California sycamore, and Aliso Creek runs 19.8 miles from Loma Ridge to the ocean at Laguna Beach. About seventy archaeological sites have been found along it, and it was the boundary between Acjachemen land to the south and Tongva land to the north.

FAQs
Common questions about Provence D'Aliso
How big is Provence D'Aliso, and how many homes are there?
Measured against the boundary the City of Aliso Viejo publishes, Provence D'Aliso covers 21.1 acres. The city's address layer records 233 addresses inside it and its parcel layer records two parcels underneath them, which works out to eleven addresses to the acre.
What form does the housing take?
The city's record points to attached housing. All 233 addresses sit on two mapped parcels along two circles, and the ground is zoned Residential Medium Density, which the municipal code describes as covering detached and attached single-family homes on smaller lots, duplexes, townhomes, apartments and condominiums, at up to 18 units to the gross acre.
Which schools serve it?
Capistrano Unified's own address locator returns Wood Canyon Elementary for TK through grade 5, then Don Juan Avila Middle and Aliso Niguel High, and it returns the same three at every interior point across the boundary. Wood Canyon is 0.11 miles away and enrolled 425 students on the 2024-25 federal count, and Aliso Niguel High is 0.16 miles off with 2,563, the shortest distance from any of these fifty boundaries to a high school.
When was it subdivided?
Tracts 13281 and 13282 were both recorded on 9 February 1989, splitting the boundary 48 and 52 percent between them, and Jan M. Fuller, licensed surveyor 4541, signed both. Seventeen of the fifty communities here carry an earlier first map. A recorded map dates the subdivision rather than the buildings on it.
How close is the open space?
Hillview Park adjoins the boundary at 23.6 acres, with hiking trails, walkways, picnic tables and a drinking fountain. Aliso and Wood Canyons Wilderness Park begins 510 feet away, roughly 4,500 acres under OC Parks with more than 30 miles of official trails, two year round streams and a wildlife sanctuary designation, and Aliso Canyon Community Park at 90.8 acres is 1,192 feet.
