About Villas at Aliso Viejo
Villas at Aliso Viejo covers 15.3 acres and the city's address layer records 181 addresses inside it, all of them reached from a single street called Sandcastle and all sitting on one mapped parcel. It is one of only two communities among the fifty on this site that combine both, a single street and a single parcel, the other being Alicante. The city zones the whole 15.3 acres Residential Medium Density, where the municipal code allows up to 18 units to the gross acre, and the measured figure works out to twelve addresses to the acre.
Hillview Park is 215 feet from the boundary, 23.6 acres kept by the Aliso Viejo Community Association with hiking trails, walkways, picnic tables and a drinking fountain. Aliso and Wood Canyons Wilderness Park begins 719 feet away and Foxborough Park at seven acres is 800 feet. Capistrano Unified's own address locator assigns this ground to Wood Canyon Elementary for TK through grade 5, then Don Juan Avila Middle and Aliso Niguel High, and Aliso Niguel stands 0.21 miles off, the second shortest distance from any of these fifty boundaries to a high school.

How Villas at Aliso Viejo was built
One street, Sandcastle, carrying 181 addresses on 15.3 acres, laid out in 1989.
The plan itself was unusual. When the county approved it in 1979, Aliso Viejo became the first planned community in California to map out a balance between the resident workforce it expected to house and the number of jobs it expected to create inside its own borders. Pacific Park, about 900 acres of business district, was meant to carry more than 22,000 of those jobs, and every home in the city was placed within a mile and a half of it. Buildout was projected at 20,000 housing units.
