It is a community of manufactured homes, 281 sites laid out in 1973, and each homeowner owns the land beneath their home outright. That is unusual: most manufactured home communities in Orange County lease the ground, and the lease is what makes them a different financial proposition from a house.

The original 1973 and 1974 homes have been replaced piece by piece over fifty years, and the ones changing hands now carry build years from the late 1990s through the 2000s, some of them approaching two thousand square feet.
