About Northwood
Northwood is Planning Area 8 in the City of Irvine's own planning layer, 1,542 acres running north of Trabuco Road between Culver Drive and Jeffrey Road. The city parcel layer counts 7,204 parcels inside it, 5,975 of them residential, recorded under 123 separate tract identifiers, so the village came together as many small subdivisions and a buyer moving two streets over can be looking at a different tract with a different set of recorded restrictions.
Twelve City of Irvine parks sit inside the boundary and total 57.1 acres, the largest Northwood Community Park at 17.7 acres, which holds the community center, a half-mile track, two lighted tennis courts, two soccer fields, a ball diamond and a handball wall. Fourteen miles of the city bikeway network run inside the village, 1.63 of them off street along the Venta Spur. No master association covers Northwood, and the City's own HOA list dated 15 June 2026 names thirteen associations inside it under eight management companies. The village feeds Irvine Unified: Brywood, Northwood and Santiago Hills elementaries by address, then Sierra Vista Middle and Northwood High.

How Northwood was built
The Irvine Company's own magazine dates the village to 1970, but the real burst came at the end of that decade: more than 60 percent of the homes in Northwood went up between 1977 and 1979, and at the peak there were 66 models across 18 tracts selling at the same time. That is a lot of builders working a lot of small homes at once, and it left a village with more variety in plan and lot than a single master builder would ever have produced. What ties it together is the trees. Northwood is known for its eucalyptus windrows more than any other village in Irvine, many of them over a century old. They were not landscaping. They were planted as shelter belts to break the Santa Ana winds off the crops, and the houses were laid in among them rather than the other way round.
The farming left one more mark. In 1916 the Irvine Company built the Frances packing house in this part of the ranch, on the Venta spur of the Santa Fe line, to pack and ship the ranch's oranges. The spur served a string of packing houses at stations called Myford, Browning, Frances and Kathryn, believed to be named for family members of the people running the business, and the paved Venta Spur Trail people ride today is the last stretch of that line between Frances and Kathryn. The packing house closed in 1971 and was placed on the National Register of Historic Places in August 1977, which did not save it. It came down that same year, and a portion of the facade was cut out and rebuilt as an interior wall of the Irvine Savings and Loan, where it still stands inside First Bank on Culver Drive. Northwood Community Park opened in 1980 on the site of another citrus packing facility, its ballfield named in 1982 for a resident, Chuck Winslow. The park is also where the Northwood Gratitude and Honor Memorial sits. That one started in 2003 with residents taping up posters and photographs of the fallen, kept going through Memorial Days and Veterans Days until the City committed money to it in 2009, and was dedicated on 14 November 2010. More than 7,000 names are cut into its six granite pedestals.

Northwood is split between two Irvine Unified elementary attendance areas. The district map effective 2024-25 divides the block bounded by Irvine Boulevard, Trabuco Road, Culver Drive and Jeffrey Road, with Brywood Elementary at 1 Westwood covering the western half and Northwood Elementary at 28 Carson covering the eastern half. Santiago Hills Elementary at 29 Christamon West stands inside the village as well, and its attendance area falls north of Irvine Boulevard, so it reaches part of Northwood rather than all of it. Each of those campuses feeds Sierra Vista Middle at 2 Liberty, which feeds Northwood High at 4515 Portola Parkway just north of the village. Elementary assignment here is set by address, so confirm a specific address with Irvine Unified before treating any campus as the assigned one.
