About Oak Creek
Oak Creek Village describes itself as a master planned community next to the 405 freeway between Jeffrey Road and Sand Canyon Avenue, and the City draws it as a single village polygon it calls Oakcreek South inside Planning Area 12. The city's address layer holds 3,099 residential address points inside that polygon, 2,888 of them inside the master association's mapped footprint, and zip code 92618 covers the whole of it. Fifteen sub-associations sit under the master, and three of the fifteen are Irvine Company apartment communities, so a share of what stands inside the boundary is rental rather than for sale. Two of the twelve remaining, Eaglecreek and Hawkcreek, are gated and carry an additional assessment on top of the master. FirstService Residential manages the master while the twelve named sub-associations are split among five other management firms, so which office an owner writes to depends on the address and on what is asked.
The association's own facilities are for residents and sit across the village rather than in one clubhouse: three recreational areas holding three pools, three parks, two basketball courts, a sand volleyball court and tennis courts, alongside its walking paths, with board meetings on Zoom on the first Tuesday of each month and the agenda posted at the Raven Creek Clubhouse. Two City of Irvine parks stand inside the village boundary and are open to anyone. Dovecreek Park runs to 7.8 acres at 3 Dovecreek with a playground, soccer and baseball, and Valley Oak Park to 3 acres at 16001 Valley Oak Drive with tennis and basketball courts, a playground and a trail, both keeping City park hours of 6 a.m. to 10 p.m. The village feeds Irvine Unified through Oak Creek Elementary, which stands inside the boundary at 1 Dove Creek and opened to serve the students of this community, then Lakeside Middle and Woodbridge High.

How Oak Creek was built
Oak Creek is one of the few Irvine villages where the amenity came before the houses. The first built thing on it was golf. Oak Creek Golf Club, a Tom Fazio design worked up with Dennis Wise, opened in 1996 at 1 Golf Club Road: a public course, par 71, about 6,850 yards from the back tees, with a practice ground of 65 turf tees and a nine-acre landing area that made it one of the busiest teaching facilities in Southern California. The village that followed took the course's name, and then gave it to everything else.
The houses came fast. The Irvine Company opened the village in 1998 and the ground between Barranca Parkway and the 405 was built out in about five years, from 1999 into the early 2000s, with roughly a quarter of the homes put up by builders other than The Irvine Company. That is why the place is a wide mix of plans and elevations held together by something other than a single builder's taste: stone entryways, a small number of ways in, strong edges against the arterials, and design control written into the association documents. The village name is repeated deliberately on the golf club, the community park, the village center at Alton Parkway and Jeffrey Road and the elementary school, so it is difficult to be inside Oak Creek without being told so. The oaks along a stretch of Sand Canyon Avenue are older than any of it, and the eucalyptus windrow lining the Jeffrey Open Space Trail on the western edge was planted more than fifty years ago, when this was still being farmed.

Next to all of it is Oak Creek Golf Club, an 18-hole Tom Fazio course owned by The Irvine Company, which the company has applied to replace: its Oak Park proposal would put up to 2,400 homes on about 281 acres covering the course and the adjoining business center, and the City began environmental review on 6 July 2026.
