            One of the five villages the City of Irvine counts as finished by 1970, and one of the communities whose residents voted the city into existence the following year.

            About The Ranch

            The Ranch is a polygon the City of Irvine publishes in its own village layer, about 232 acres sitting entirely inside Planning Area 11, which the city calls El Camino Real. Its four edges are hard lines: Yale Avenue on the northwest, the OCTA Metrolink railroad on the northeast, Jeffrey Road on the southeast and Irvine Center Drive on the southwest. The city's centerline record returns no other arterial touching the boundary and each of those three runs along an edge rather than through the interior, so nothing carries traffic across the middle of this community. The grid inside is rotated about 45 degrees off the compass, which is why the streets read as diagonals against the rest of the city's blocks. The city's address record holds 833 residential addresses on 49 streets. Seven hundred and thirty are flagged as Ranch homeowners association single family homes on 43 of them, most reading as a tour of France, among them Alsace, Bordeaux, Champagne, Cherbourg, Lille, Nantes, Normandie, Reims, Strasbourg, Touraine and Verdun, until the last tract to go in broke the pattern with a run of surnames at Clark, Clemons, Eccelstone, Humphrey, Kron, Lorenat, Norris, Skinner, Sonny and Talley. Ninety-six more addresses sit on six streets named for trees, Amberwood, Black Oak, Deodar, Greenwood, Locust and Stonepine, which the city flags as Smoketree, and those are attached homes on smaller lots.

            There is no single association over the village. The city's homeowners association map records two. Ranch Homeowners Association covers 151 acres, about 65 percent of the ground, with no sub association beneath it, and it is self-managed: the city names the association itself as its own management company at a PO Box in Irvine, and the association's own index of governing documents divides its streets among thirteen numbered districts. Smoketree Homeowners Association covers about 11 acres and is run by a management company in Aliso Viejo. The remaining 70 acres sit inside neither, being public street, the two city parks, the old school site and the commercial corner. Ranch Park is just under six acres at 5161 Royale Avenue and Hoeptner Park another 1.9 acres at 5331 Hoeptner Street, both carrying the City of Irvine as owner on the city's own property record, while Smoketree Park, just under three acres with a pool addressed at 2 Deodar, carries the classification the city uses for association recreation ground and is absent from the city-owned list. The Irvine Village Center shopping center stands inside the boundary at Jeffrey Road and Irvine Center Drive. Irvine Unified's own locator returns Deerfield Elementary, Venado Middle and Irvine High at all 28 addresses tested here, and none of the three campuses stands inside the village.

            History

            How The Ranch was built

            The village went up at the end of the 1960s. The City of Irvine's own history records The Ranch as complete by 1970, together with Turtle Rock, University Park, Culverdale and Walnut, all of them built on the master plan William Pereira drew for the Irvine Company from 1960 after the company sold 1,000 acres to the University of California for a dollar. Pereira's scheme set the university at the center and the villages around it, each meant to carry its own schools, shops and parks.

            On 28 December 1971 the residents of those five villages voted to incorporate Irvine, and deliberately drew a city much larger than the Pereira plan had imagined, so that the area's future and its tax base would be decided locally. The Ranch is one of the places that vote came from. It covers about 233 acres at Jeffrey Road and Irvine Center Drive, with the Metrolink corridor along its northeastern edge, and its street grid runs on the diagonal rather than square to the compass.

            Schools serving The Ranch

            Irvine Unified is the only school district over this ground, and the assignment here did not have to be inferred. The district's own school locator was queried at 28 addresses inside the boundary on 12 August 2026, 24 of them drawn at random from the city's address record, and every one returned the same three campuses: Deerfield Elementary for kindergarten through sixth grade, Venado Middle for seventh and eighth, and Irvine High for ninth through twelfth. All three stand outside The Ranch and inside Planning Area 11. Greentree Elementary, the other elementary campus in the planning area, names its assignment area on its own report card and this community is not among the tracts listed. The one campus that does stand inside the boundary, Irvine Unified's Early Childhood Learning Center at 1 Smoketree, is a district preschool rather than a neighborhood school and no address here is assigned to it. Irvine Unified redraws boundaries periodically, so confirm the assignment for a specific address with the district before relying on it.

            What do homes in The Ranch sell for?

            No median is published on this page, because there is no defensible sample to compute one from. The Ranch has no MLS area of its own. Matching the City of Irvine's 833 residential addresses here against every CRMLS export held in this vault returns eleven listings, of which eight have closed and three stood active. Eight closings is below the ten-sale floor this site uses before it prints a market figure, and those eight are not one product: six are detached Ranch homes on lots of about 6,000 square feet, two are attached Smoketree homes on lots of about 2,100, and one of the eight is a 2015 rebuild standing on a street otherwise built in 1970. All eleven are filed under MLS Area EC - El Camino Real with the subdivision written in as Ranch or Smoketree. El Camino Real, the wider planning area this community sits inside, closed 36 homes at a median of $1,472,500 between 14 January and 17 July 2026, but that planning area is five times the size of The Ranch and holds several other communities, so the number describes it rather than this. Pricing an address here means working comparable by comparable across the two housing types, which is slower than a lookup and is the only honest way to do it on a sample this size.

            Which schools serve The Ranch?

            Deerfield Elementary for kindergarten through sixth grade, Venado Middle for seventh and eighth, and Irvine High for ninth through twelfth, all Irvine Unified, and the city's school district layer records no other district over this ground. That assignment comes from Irvine Unified's own school locator, queried at 28 addresses inside the boundary on 12 August 2026, 24 of them drawn at random from the city's address record, and all 28 returned the same three campuses. Deerfield Elementary serves 619 students at 2 Deerfield Avenue with 76 percent meeting or exceeding standard in English and 76 percent in math. Venado Middle serves 506 students at 4 Deerfield Avenue at 77 percent English and 69 percent math, and hosts the Orange County Department of Education's Deaf and Hard of Hearing Program. Irvine High serves 1,964 students at 4321 Walnut Avenue, reports a 93.8 percent graduation rate and offers 71 AP courses. None of the three stands inside The Ranch. Irvine Unified adjusts boundaries periodically, so confirm the assignment for the exact address with the district before it matters.

            What is Smoketree, and how is it different from the rest of The Ranch?

            Smoketree is a separate community inside the same village boundary, with its own homeowners association, its own management company, its own recorded tract and its own housing product. Its 96 addresses sit on six streets named for trees, being Amberwood, Black Oak, Deodar, Greenwood, Locust and Stonepine, all within recorded tract 8608, which the city classifies as pre-1994 multifamily while the ten other tracts here are single family. The CRMLS records from those streets are attached homes on lots of about 2,100 square feet, against about 6,000 for the detached Ranch homes. Smoketree Park, just under three acres with a pool addressed at 2 Deodar, carries the classification the city uses for association recreation ground and does not appear on the city's list of city-owned property, so it reads as association ground. No association publishes a facilities list publicly, so who may use it is a question for the association documents.

            Is The Ranch in a flood zone or a fire hazard zone, and is there Mello Roos?

            One flood zone polygon covers the whole boundary in the City of Irvine's layer, FEMA Zone X, Area of Minimal Flood Hazard, which is the designation outside the special flood hazard area. The city's Fire Hazard Severity Zone layer and its Fire Ordinance Zone layer both return no polygon over this ground, and the city's Irvine Unified community facilities district layer returns none either. Each of those is an absence in the city's own mapping rather than a guarantee about a specific address. The community facilities district layer covers school district taxes alone, and a special tax or assessment can come from another agency, so the county tax bill and the transfer disclosure package for the address are what settle the question.

            What are the parks in The Ranch?

            Two of them are city parks and one is not. Ranch Park at 5161 Royale Avenue is drawn as four parcels totaling 5.95 acres in the city's park layer, all classified as neighborhood park, and the city's own property record lists the City of Irvine as owner. Hoeptner Park at 5331 Hoeptner Street is another two parcels totaling 1.9 acres on the same footing. The city's owned property record also names three parcels The Ranch Landscape Lot, two Fontaine and Irvine Center Drive Landscape Lot, and one Smoketree Landscape Area, so a share of the greenery between the streets is maintained by the city rather than by an association. Smoketree Park is the exception and belongs on the association side of the ledger. City park detail pages for Ranch Park and Hoeptner Park could not be reached in this run, so no amenity list is published for either, and the page carries only what the city's own mapping supports.
