Overview
About Creekside Village
Creekside Village runs 9.9 acres along West Lambert Road. The city's association register records 242 units and its address layer carries 244 addresses inside the boundary, 236 of them typed Condominium or Townhome. The city files the whole community across three parcels rather than one lot to each front door, which is how attached ownership is recorded here, and zones 9.8 of the acres Limited Multi-Unit Dwelling. Two of the three lots carry the general plan designation Parks and Flood Channels, which is the drainage the community is named for.
No public street runs inside the boundary, so every drive within it is private and every address is written to West Lambert Road. Vin Scully Centennial Park is 0.06 miles away, 13.85 acres with a playground, basketball court, three pickleball courts, a gazebo, outdoor fitness equipment and separate large and small dog parks. The community feeds Las Positas Elementary, Imperial Middle and La Habra High.

How Creekside Village was built
Coyote Creek runs the western side of this part of La Habra and carries the county line with it. In 1958 the county road department photographed a group of boys crossing the creek near Lambert Road on a makeshift plank, which is roughly what the creek meant to a child here before it was channeled and fenced.
Creekside Village was laid out in 1981 with 242 units across 9.9 acres of the Lambert Road frontage. Part of the flood channel still sits inside the community's own boundary, which is where the name comes from, and the city's plan carries those two pieces of ground as parks and flood channels rather than housing.
