About Aliso Villas 2
Aliso Villas 2 covers 42.3 acres and records 424 addresses, every one of them carrying a unit designator, across just three parcels. Four streets serve it, Via Roble, Via Cereza, Via Pera and Via Pimiento, running 0.59 miles inside the boundary. The whole 41.9 acres the general plan classifies sits at 6.5 to 14 homes an acre, with no open space designation of its own.
The entire boundary lies in flood zone X. Saddleback Valley Unified serves it. The district sets campus assignment through an address locator rather than a published boundary map, so confirm the campus for a specific address at svusd.org before it matters to an offer.

How Aliso Villas 2 was built
Aliso Villas 2 followed close behind its larger neighbor. Where the original Aliso Villas opened in 1971 as one of the first two neighborhoods the Mission Viejo Company built, Aliso Villas 2 was created in 1973, once Philip Morris had taken full ownership of the Mission Viejo Company and the pace of home building across the young community was accelerating. It is a smaller association, 220 units against the original's 424, run today as its own Aliso Villas Condominium Association No. 2 rather than as a phase of the first.
The two associations sit on the same stretch of ground in the northern part of Mission Viejo and share the same contemporary condominium character the company was building through the early 1970s, but they have always been governed separately, with their own boards, their own meetings, and their own management companies.

FAQs
Common questions about Aliso Villas 2
How many homes are in Aliso Villas 2?
The city's address layer records 424 addresses inside the boundary and all 424 carry a unit designator. They sit on three parcels across 42.3 acres, the signature of a condominium subdivision.
When was Aliso Villas 2 subdivided?
In 1971. Four county tract maps were recorded that year, numbers 7337, 7336, 7333 and 7317, every one surveyed by Donald L. Van Bogart of Toups Engineering while this was unincorporated county land.
Has the land been resubdivided since?
No later tract map has been recorded inside the boundary. The 1971 maps still govern the ground, which is unusual here: most Mission Viejo communities carry a second layer of maps filed a decade or two after the first.
Which schools serve Aliso Villas 2?
Saddleback Valley Unified. The district assigns campuses through an address locator rather than a published boundary map, so confirm the campus for a specific address with the district at svusd.org.
What are the streets here?
