            How Valencia was built

            Almost all of Valencia sits inside one recorded map. Tract 10647 was filed with Orange County on 28 May 1981 and surveyed by Jack G. Raub, when this was still unincorporated county territory. Mission Viejo did not incorporate as a city until 1988. Del Rey, La Glorieta and Los Viveros all fall inside that single 1981 map, and the homes built under it stand on just six parcels.

            It is dense ground: 425 homes on 21.9 acres, served by only five streets. Their names are Spanish and domestic rather than grand. Los Viveros means the nurseries, the places where young plants are raised, La Glorieta is a bower or a garden roundabout, and Las Flores is simply the flowers, so the whole set reads as a garden rather than a conquest.
