Overview
About Campobello
Campobello covers 31.39 acres of Newport Coast in one unbroken part on the boundary the City of Newport Beach publishes for it, and the city address layer records 90 addresses inside that line across 5 streets. Five streets carry the whole association, and all five are Italian: Andiamo, Pavona, Fiore, Veneto and Adriana. The median of the 126 parcels the city draws here runs 6,170 square feet. The city records 91 buildings inside the boundary carrying 89 dwelling units, and the city registry marks the association gated.
Campobello sits across the seam between two planned communities. The city draws nearly twenty five of its acres inside Newport Ridge and under seven inside Newport Coast. The city land use layer files most of the ground as Planning Area 14 - Residential Medium Density. Newport-Mesa Unified serves the whole boundary, 31.4 acres on the county district clip. The district locator, probed once per 300 foot grid cell inside the boundary, returns Newport Coast Elementary and Corona del Mar Middle and High School.

How Campobello was built
The 1988 settlement that finally opened the coast traded development for permanence: more than 6,000 acres of connected open space in exchange for keeping 1,600 acres private. Building began in 1990, and Campobello came later in the sequence, its 90 detached homes finished between 1996 and 2000. The boundary straddles two of the master plans, with most of it inside Newport Ridge and a corner inside Newport Coast, which is why residents on the same street can belong to different pieces of the same larger community.
The name is Italian for beautiful field, which is a fair description of what was actually here before the graders arrived. The streets keep to the same language. Fiore is flower, Veneto is the region around Venice, Pavona is a small dove, and Andiamo simply means let us go. Andiamo is the longest run of addresses in the neighborhood, so more people here live on a street that means let us go than on any other.

The first tract map, TR 15078, was recorded on April 22, 1998 at map book page MM 765/46-50. Charles Hartman and Associates engineered the first map. Newport Coast was unincorporated county land at the time and Newport Beach annexed it in 2002. A recorded map is the filing date for the subdivision rather than a construction date for any one home.
