Overview
About Tesoro
Tesoro covers 39.34 acres of Newport Coast in one unbroken part on the boundary the City of Newport Beach publishes for it, and the city address layer records 180 addresses inside that line across 9 streets. Nine streets carry a hundred and eighty addresses, with Renata and Marisol taking almost half of them between them. The median of the 219 parcels the city draws here runs 5,031 square feet. The city records 180 buildings inside the boundary carrying 179 dwelling units, and the city registry marks the association gated.
Tesoro was recorded across seven separate tract maps in fifteen months, from April 1997 to July 1998, and the city splits its ground between two planned communities, 21.9 acres inside Newport Ridge and 17.5 inside Newport Coast. The city land use layer files most of the ground as Planning Area 8 - Residential High Density. Newport-Mesa Unified serves the whole boundary, 39.3 acres on the county district clip. The district locator, probed once per 300 foot grid cell inside the boundary, returns Newport Coast Elementary and Corona del Mar Middle and High School.

How Tesoro was built
Tesoro straddles the ridge line, with part of it inside the Newport Ridge plan and part inside Newport Coast, and it covers two neighborhoods rather than one. Tesoro Crest holds 96 homes built between 1993 and 2000, and Tesoro Villas holds 83 homes built between 1997 and 2000. All of it stands on former Irvine Ranch land, out of Rancho San Joaquin, which James Irvine and his partners bought in 1864 after drought forced Jose Sepulveda to sell, and which became the Irvine Company in 1894 under James Irvine II.
Tesoro is the word for treasure in both Italian and Spanish, and it is used as a term of endearment in Italian as well, the equivalent of calling someone your darling. The main address run inside the boundary is Renata, an Italian given name meaning reborn. It is a gentler naming scheme than the ridge above, where the streets are named for chateaux and dead poets.

The first tract map, TR 15488, was recorded on April 22, 1997 at map book page MM 766/1-4, and the last of the 7, TR 15493, on July 7, 1998. Hunsaker and Associates engineered the first map. Newport Coast was unincorporated county land at the time and Newport Beach annexed it in 2002. A recorded map is the filing date for the subdivision rather than a construction date for any one home.
