Overview
About Los Trancos
Los Trancos covers 72.17 acres of Newport Coast in 3 separate parts on the boundary the City of Newport Beach publishes for it, and the city address layer records 113 addresses inside that line across 8 streets. The interior streets are named for Italian cities and regions, Faenza, Catania, Venezia, Almanzora, Alessandria and Dolomiti, reached from Coastal Canyon Drive. The median of the 150 parcels the city draws here runs 9,739 square feet. The city records 135 buildings inside the boundary carrying 111 dwelling units, and the city registry marks the association gated.
Los Trancos runs to the edge of Laguna Coast Wilderness Park, and the county park layer places 0.4 acres of the park inside the association boundary. The city files 0.1 acres of the same boundary inside the Newport Ridge planned community rather than Newport Coast. The city land use layer files most of the ground as Planning Area 2C - Residential Medium Density. Newport-Mesa Unified serves the whole boundary, 72.2 acres on the county district clip. The district locator, probed once per 300 foot grid cell inside the boundary, returns Newport Coast Elementary and Corona del Mar Middle and High School.

How Los Trancos was built
Los Trancos is a Spanish name that means the long strides, and it belonged to the canyon and creek long before it belonged to a homeowners association. The canyon cuts down to the ocean between Corona del Mar and Laguna Beach, and the Los Trancos lot off Coast Highway is still where visitors park to walk down to the Crystal Cove cottages. All of it was Irvine Ranch land, traced back to Rancho San Joaquin, which James Irvine and his partners bought in 1864 after drought ruined Jose Sepulveda, and which became the Irvine Company under James Irvine II in 1894.
The association covers two neighborhoods built after the 1988 agreement that set aside more than 6,000 acres of continuous open space in exchange for keeping 1,600 acres private. Sausalito came first, 49 detached homes between 1997 and 2000, and Serena followed with 63 homes between 1996 and 2001. Laguna Coast Wilderness Park runs right up against the boundary, so the open land on the far side of the fence is protected rather than waiting its turn.
