            History

            How Newport Ridge Estates was built

            Building on the coast was settled by a compromise in 1988: more than 6,000 acres of continuous open space in exchange for 1,600 acres of private land. Construction began in 1990 and Newport Ridge Estates was finished early, between 1993 and 1997. The San Joaquin Hills toll road opened in November 1996 with an exit at Newport Coast Drive, which changed the commute for everyone who had just moved in and pulled the whole area much closer to Irvine and the airport.

            The one street is Sea Terrace, and the plain English name is itself the giveaway. Most of Newport Ridge was named from France, with streets like Anjou, Versailles and Giverny a short drive away, but the Estates was named for what it is: a terrace of houses looking at the sea. It is one of a handful of places in Newport Coast where the developer dropped the theme and simply described the view.
