Overview
About Santa Lucia
Santa Lucia covers 37.91 acres of Newport Coast in 4 separate parts on the boundary the City of Newport Beach publishes for it, and the city address layer records 112 addresses inside that line across 9 streets. Every residential street in Santa Lucia is named for a pine. Monterey Pine, Silver Pine, Stone Pine, White Pine, Sugar Pine Road, Shore Pine, Torrey Pine and Beach Pine run off Pacific Pines Drive. The city parcel layer records 129 parcels inside that line. The city records 111 buildings inside the boundary carrying 108 dwelling units, and the city registry marks the association gated.
The county assessor holds Santa Lucia on forty five parcels against a hundred and twelve addresses, so a parcel here is a shared legal lot rather than a single home. The city land use layer files most of the ground as Planning Area 2A - Residential Medium Density. Newport-Mesa Unified serves the whole boundary, 37.9 acres on the county district clip. The district locator, probed once per 300 foot grid cell inside the boundary, returns Newport Coast Elementary and Corona del Mar Middle and High School.

How Santa Lucia was built
The houses here were built over a long stretch, between 1992 and 2000, which is unusual for a neighborhood this size and means the architecture shifts noticeably from one end of it to the other. The whole of Newport Coast was annexed into the City of Newport Beach on January 1, 2002.
The naming is the most consistent in Newport Coast, and it is botanical. Santa Lucia is the coastal mountain range that rises behind Big Sur. Every street inside is a pine: Torrey pine, which grows wild in only two places on earth and both of them are in California; Monterey pine, the most widely planted pine in the world and native to a handful of miles of the same central coast; sugar pine, the tallest of all pines and the one with the longest cones; and shore pine, the twisted coastal form that grows right down to the tideline. A buyer walking these streets is walking a catalog of California conifers.
